I don't water the lawn at all in the summer, which lets the grass go dormant and saves a lot of work. That is also a great time to get rid of dandelions, because they have deep roots and grow after the grass goes dormant. Weed killer will wipe them out without harming the dormant lawn. The grass will green up in the fall when the rains start, and you will have to mow until cold weather makes the grass dormant again. You will know, because it will quit growing.

If you want to keep a lawn green with a minimum of watering, give it a shot of nitrogen fertilizer and set the mower about 3" high. Also, mulch the clippings in instead of bagging them. Bare dirt and short grass requires a lot of water to keep green.

Moss is a big problem in the PNW. I use Lilly Miller Moss-Out, because it's just iron sulfate, and not toxic to animals. The best time to treat moss is when it starts growing in February or early March.

In Arizona many people have to add seed every year to keep a lawn, so they hydro seed. In Oregon, a lawn will last year after year, if you keep it watered as needed and fertilize it. Completely different lawn culture.

I would never have expected so many answers. Old Trader is correct and so is Larry, but I think Homeowners Association won't allow Larry's suggestion.

I am trying to remember all these answers but thankfully I can go back to them later if need be. But yeah I don't think the Home Owners Association will allow me to not mow all summer. I am just glad we do not have to Mulch the lawns down twice a year like here in Arizona. I am sure looking forward to landscaping though . I'll get to asking the landlord if he is seeding the lawn this spring..that was a great answer...

You may or may not have to seed this spring, depends on if its thin or not. The seeding is usually just overseeding by scattering seed on the lawn to help in the thinner areas. If you have a shady area, it's likely to be more needed.
