please if anyone could help me with this..I've only moved to Utah for 3 weeks, would anyone know if the community around this house is good or bad? How’s the schools? We really like this house and might plan on buying it, but really afraid what if it’s a bad neighborhood, since we have a 4 year old.
School District: Granite Elementary: Mill Creek Junior High/Middle School: Evergreen High School: Granite House address: 1315 E URBANDALE LN, Salt Lake City, UT 84106 The house link: Property Details - UtahHomes.com - Find Homes For Sale In Utah | Buy Sell Property Salt Lake | Financing | Agent Search Utah Real Estate - Your One Stop Source for Searching Real Estate in Utah The homes are kind of close to each other, I realize that in SLC if the houses are newer, the land is much smaller, unlike the older homes..thanks for helping. |

I don't know much about that area (1300 east and 2800 south) but the house looks really nice. Not much of a backyard. Great that it's on a cul-de-sac. Which direction does the house face? Will you have to be shoveling snow or is there an HOA for that? Great basement for future growth. Here's another link with photos. Over 1900 finished square feet. That's a good size.

but I heard that the Granite high school which is the district school to this house isn't all that great? and that area is the cut off point where the not so good neighborhood is at? don't want to offend anyone here...i just heard this from others, I have no idea about these places..I saw some weird people hanging out at the the close by mall where the thift store is....and yes, there's a small maintence fee for cleaning the snow and mowing grass...thanks for your help and if anyone else can share their thoughts..many thanks.

Someone please correct me if I'm wrong... A few years ago, Granite High became an "alternate" high school. That means that your son won't be going there. I'm not sure what school is zoned for the area. It seems your son would be going to Olympus, Cottonwood, or Skyline - all excellent schools. Also, in Utah, unless the school is crowded, you can request a transfer to another school.
Here's the web address of the school district: Granite School District - Home |

what your opinion on the pricing for this home? also, I heard that this community is at the earthquake zone, is this true for just this house? or is SLC pretty much in the earthquake zone? that's what the realtor told me, just wanted to get others opinion on this...many thanks!!

Also, have your Realtor find out what the high school is - it's not Granite. The Granite School District's web site doesn't even list Granite as a high school anymore. Make that Realtor earn their 3%!

THANK YOU SO MUCH for your input...especially you willing to take out the time to help, I really appreciate it.. the problem right now is, I'm working directly with this builder's realtor agent, and they said if I don't use an agent to represent me, they might be able to build the basement without adding more fees. to me even if I do have a realtor, realtors will most likely not want to decrease the negotiation price much, because that just means they will have less commission. the builder's realtor representative said that they WILL make sure that they'll be looking out for us buyer's beneftis too or else that will ruin the builder's reputation, but I don't know how much to trust them. I myself asked for 300K which is almost 100K lower than their listing price, because per my study, in the next year or two, the housing price will decrease 25%. Their realtor said that 380K is the most they might be willing to go down and might be able to build the basement if I don't use an agent to share the commission...am I being too naive in this case? once again, thanks for your input!!
