Default how are these homes and their schools?

I would like to get some input for these 2 homes in terms of:
1. location
2. schools
3. community
4. any other input you’re willing to share.
Many thanks again for your time!

(P.S the main difference with the schools are the elementary schools, Rosecrest ver Mill Creek elementary schools, which one is better in your opinion?)

also, I heard that after 1300 E, the communities are just OK, so these 2 homes are after 1300 E, getting closer to state street, especially the S Adams Garden CV house, any input on this? These are just what I have heard, so I could be wrong. *smile*

I live around there, so I can help some Anyway, both are okay areas (not as good as say around 2000 East, which is basically just more expensive, but it's still not bad), though the second one you listed would technically be considered nicer IMO just because it's east of 7th.

There's a problem with that listing of elementary schools, though. The second house is definitely not within Rosecrest's boundaries. Rosecrest is all the way up in Canyon Rim, so you might want to check out where the first one lies in terms of elementary school boundaries, because I'm certain that isn't Rosecrest's area.

thank you for your input, so, 3502 SCOTT PARK LN is a better area because it's farther away from state street? sorry, I don't know the street names too well yet, so don't know where the east of 7th means...will try to find out by looking at the map. also, what is IMO? both of these have PUD dues, 3502 SCOTT PARK LN has a PUD fee of $150 per month (covers grass and snow removal) and 2973 S ADAMS GARDEN CV has a PUD dues of $20 for snow removal just at the main entry of the common used road.

IMO means "in my opinon." If you see IMHO that means "in my honest opinion."

"East of 7th" means east of 700 East, a major north-south road. This is just my local stereotype that if you are on the east side of 700 East it will be better. And I do know that neighborhood well, it is nice. As for the one that's on Adams Garden Cove, it'd make much more sense for it to be in Roosevelt's boundaries. Also, I don't think that the one on Adams Garden lies within Evergreen's boundaries either, but rather within Granite Park, which is a much worse school than Evergreen. Of course, you can always get a permit to go to a school outside the boundaries but I am just saying.

As for Millcreek it doesn't have the rep of being a "great" school (though it isn't bad either) so you might want to look into Penn (where I went to way back when) or Rosecrest Elementary. You would have to get a permit for the last two but the last two do have a great rep.

As for the PUD fees (I thought they were called HOA?), if you have the extra $130 to shell out for someone to mow the lawn for you do it, though this in my opinion seems a bit excessive. Don't know much about this though.

Or :in my humble opinion," PUD=planned unit development, a way to get around the zoning and have more units on the acreage than would be otherwise allowed, so yards are pretty small. And yeah, I think $130/mo for mowing and snow removal is steep.

I was told by locals, when I moved here, to stay "east of 700 East" for the better neighborhoods, that west of there was more likely to have gang issues. Now, I think gangs are on both sides of 700 East. I would prefer to stay on a bench, like east of 1300 East in the city itself. Don't know where the bench is further out in the valley. But more eastern = safer from earthquake damage, or less damage.

A homeowners' assoc. is for a development that organized to maintain the uniform look of the neighborhood. Some regulate the height of fences, if you can have a privacy fence, what type of fence, how many pets you can have, what you can plant in your front yard, what types of decorations you can or must have for what holidays, etc. They usually maintain the front entrance to the subdivision, and the amenities such as golf course, pool, clubhouse, playground, etc. I have seen some in the south (like NC) where the HOA fee is $500/mo. Some make you pay quarterly, some monthly and they will put a lien on your house if you don't pay.

I have a GREAT map that shows exactly where the risk level is "very low" "low" "moderate" and "high" of having severe damage/liquefaction with an earthquake. You can probably get one through the U of U--mine was passed along to me from someone.

If anyone has any question about where the riskier and safer areas are to be, I can look at my map for you!!
