please be aware that some highly unethical practices are occurring regarding home sales. Make sure that a "horse property" is a licensed horse property. And should you want to build, etc make sure that the offer is contingent on you getting a permit BEFORE you close.
Also be aware that some brokerage companies are requiring you to sign an exclusivity agreeement when you make an offer on a house that in fact carries past that home. It will charge you (the buyer!!!!) a 3% commission if you locate a FSBO home on your own, or if you end up with a home located by a different realtor.
Before working with a realtor, ask to see ALL the paperwork involved in making an earnest offer. If you don't like the terms - find a different realtor - I wish we had. And this was a big name company who will never have our business again - I will not even look at a house they list because of their unethical practices. So sellers beware also, is the company treating their buyers and sellers fairly? otherwise you may have less viewings on your house.
