Question New Home Developments - W. Jordan, etc.

I am in the process of being transferred to SLC. I am trying to get a feel for the newer "developments" in the western part of the valley. I have read about Daybreak. I have also seen Sycamore. Any others of interest?

Any thoughts after them being in place for a couple of years? Is Daybreak living up to its hype? Are builders offering good deals for new houses?

I have two small boys and my wife is stay at home. We are non-LDS.

I will be working downtown.

Depending on where you are coming from/have lived before, the commute from those newer areas might or might not bother you. What's the maximum time you would be willing to spend commuting one way?

East Coast and Denver. So..30-40 minutes is doable for me. Are there HOV lanes on 15? If so, do they help with commute?

I checked out Daybreak about six months ago. When I looked it didn't seem like the builders were giving too many incentives. The better deal was the secondary market. People who are trying to leave the area had some great deals. One thing my realtor mentioned was I would have to plan on being out there about 5 years to be able to resell (as many people will just go with a new home vs buying yours). I was told (not actually tried it) that the Bangerter Highway wasnt too bad for going north. Good luck in your search.

I live in Herriman, so I can tell you for the most part Bangerter is worst AFTER 5pm. If you have a commute where you can leave prior to 7:30 you'll have it made. Seems everyone gets on that road by 8am, so it can be a bit slow. As for Daybreak, I understand that the arrangement that Kennecott land management has is that you never really OWN the land your home is on.....THEY do. We know of one particular family that got a superb deal on a house that should have ran around 500k but they got it for $375. I checked it out and it was very nicely constructed without the usual shortcuts. Just be very careful of who has built the home and note where they made shortcuts as it could cost you later. We ran into this in Herriman, ended up getting our house re stucco'd after only 2 years as it was not done properly the first time. Too many small things to even document here. Just "know your builder". Still I must admit I would no longer buy a "used" home after having one fresh made for us. I would just be a LOT more careful of who built it next time. There is just something about moving into NEW paint, NEW carpet, NEW appliances and oh yes....NEW bathroom fixtures. After years of putting up with rentals and the dirt people leave behind, I just couldn't go through that again....Good luck.........

Interstate 15 does have an HOV lane and I'm told it helps for rush hour. I don't drive the interstate to/from work, but I have a friend who does and she says she loves being able to use the HOV lane.

I've never heard of Sycamore.

I've also heard that you don't own the land in the Daybreak area.

You can make it downtown in 30-40 minutes from the western part of the City if you take Bacchus highway & SR-201. West Jordan doesn't have any "large" developments, but a lot of builders are building. Richmond American is building in the Sycamores (8200 South & Bacchus), Ivory homes has a couple of communities on 8200 South between 5600 and 6400 West, and DR Horton is building homes at approximately 6400 West and New Bingham Highway. New homes in the area range from 250K up to around 500K.

daybreak seems pretty nice. I just drove by there the other day and saw some big banners for deals on houses. Its about a 30-40 minuted commute to downtown

Many people are turned off by Daybreak's small yards. People are also turned off by having everything controlled by the HOA. There is also disagreement on how well the HOA is run. I also like the area, but I was looking for a townhome/condo, and didn't want to pay 2 HOA fees. The people there are VERY friendly, however. When I was looking out there, I had NO TROUBLE finding people to tell me about Daybreak.
