Arrived in Draper
We have arrived in Draper. We are staying in an extended stay suite while we find someone to do some interior painting and carpet for our new (circa 1995) home.
I am looking for recommendations for the following services:
1. Interior Painting/basic repairs of drywall, etc.
2. Carpet sales/installation.
3. Exterior sprinkler system repair/maintenance
4. Furnace/duct cleaning/maintenance
5. Concrete patio contractor
I don't think this violates forum rules..but if it does, admin - please delete and I apologize.
Thanks.

My friend just had her townhome in Draper painted last week. She's very pleased with the results. She chose a two tone paint scheme and said it turned out better than she expected. The guy she hired is hard to understand over the phone (heavy accent) but he does wonderful work. I'll send you a DM with his name and number. He paints as a side job so if you're in a hurry, it might not work out with what you've got planned.

We have used a number different companies for carpet sales and installation. Our best success has been with Carpet One/Carpet Giant.

If I were you, I might have a look at the classifieds on ksl.com. There is a "services" section devoted to people and companies who provide such services. You might be able to find a good deal there.

I have been looking at Draper/Sandy real estate for a while and I just cannot seem to figure out what is going on with the real estate market in those towns. Can someone explain to me how a $999,000 home can be next door to a $2,575,000? I also have tried looking up housing values and the asking prices on the homes around $1.5 to $2.7 million consistently seem to be about $700,000 to $800,000 overpriced according to recent sales prices (these are high comp. sales prices to begin with).

Because some people can't accept the fact they were "taken through the hoop" when they bought their their crappy mcmansion on an unstable hillside in a bankrupt development?

Chango is correct, those homes are worth $2.75 million if they are willing to hold out long enough for a buyer, which may never come. Some people feel better saying their house is worth millions as opposed to facing reality.

Thanks for the input. I still don't understand how these agents representing these properties are willing to have their names attached to these listings that have been on as long as 678 days in Steeplechase, Draper.

.................................................. .................................................. .
I've bought a number of homes over the years including a second home in the St. George area recently. It is very interesting to dabble in real estate. It gives you more insights into human character than almost any other activity. You find out who is greedy, who is ignorant, who is prejudiced, and who really knows what they are doing pretty quickly.
One thing I've noticed tends to be a general reflection on older or elderly people. Like all generalizations its not true of all older people. However, older people tend to be among the most rigid, stubborn, and unrealistic of sellers in the market. They will get an "idea" about what their home is worth and getting them to change that idea is next to impossible. I've heard real estate agents complain about these sellers. They don't really know what to do. I think in answer to your question, they realize there is only a 1 in 1000 chance that the seller will get what he is asking for his property, but even that is better than giving up a listing. I learned in the St. George market that there are a number of people out there who don't have to get financing. They have cash and some are willing to spend it to get a quality property. We tried to buy two houses before we purchased the home we did and each time a "cash buyer" swooped out of nowhere and bought the house for an amount near the asking price.
It takes a certain courage anywhere, anyplace to "speak truth to power" and many real estate agents are too weak to do it. You are right though. In this market, there is an awful lot of property for sale that is way, way overpriced.

It just seems insane to me. I have never seen homes priced so out of wack from their actual value. Don't these people know that even if someone comes in a bids on the home and they accept, once they have an appraisal they will lose the buyer? There is absolutely no way that these home could appraise for these prices, and in all honesty, the $999,000 home is probably $50k to $100k overpriced itself.
