By the way the mixed community is very appealing to me. I love to meet other people and learn about other cultures. That is very exciting to learn, and one of the only things I'll miss about the east coast.

I see all the great possibilities but I'm also aware of the hassle HOA's can be.
It's just a matter of whether these are things that can be overlooked in favor of other things. It seems to me the problems will always come up but at least Kennecott is willing to deal with them. We have no HOA now and live on 2 acres, I have to say the management isn't great! We try hard, but with six kids and 2 dogs, nobody's ever happy at the same time!
I do have more questions though and I thank you for all your help.
So, if there is no RV parking(understandable), Is there anywhere nearby to park your Rec. vehicles? We have a large trailer and would need to park it.
What kind of activities go on for kids around there, I have kids that want to dance, play soccer, gymnastics, art......etc. Is this all locally available?
So far I don't need anymore convincing, I just need to see it.
ON prices, would $350 to400,000 buy you a fairly nicely appointed home with a decent .25 ish size lot? It would last I lived in UT about 2 yrs ago. But that was in Lehi and not DAYBREAK-TOPIA!
There are several offsite RV storage facilities nearby, one is run by Daybreak. I hear it is full though. All of the kid activities you mention are offered at the community center. Your price range will get you a nice house but there are not many lots that large. We happened to fall into that description last September though. It will probably be more expensive now.

You can search real estate websites, Daybreak is in South Jordan and the zip is 84095.

Thanks for the greater description of builders. We have both built and remodeled and know that there are almost always issues with construction companies. But the types of issues you mentioned with multiple homeowners are a definite red-flag.

I really appreciate your comments. We are still in decision mode right now. We have four kids and a dog and I have just finished (or close to finished) remodeling our home (exactly to my desired specifications, acted as the contracter and did much of the finish work myself) and now my husband is ready to leave.

I was not excited about moving until we visited Daybreak in May--on Memorial Day and saw the beautiful homes and all the people having fun on the lake. We live in a very close neighborhood in New York next to a lake and belong to the neighborhood association that allows use of a park and a place for our rowboat. Outside of Utah, this has been the friendliest neighborhood I've lived in, so am hesitant to give it up.

Anyway, sorry for the life story. My other question is commute times to Utah Valley area.

Do you know if the commuter traffic is bad going south in the morning and vice versa at night? My husband might work in Pleasant Grove where we actually already own a home. So our dilemma is should we sell that too-small house (that we had built for us years ago) and move further away from where he will work (and pay capital gains)?

Bottom line: Is Daybreak worth it?

Thanks,

Sage

Sage,
There must be a rule in the universe that demands a move once remodeling is complete. Something about ongoing pain keeping the human race humble.
Snomom hit the nail on the head for communting, some of the area roads are under construction. But that's just a temporary setback. Your husband will be commuting in the right direction to avoid most of the traffic. My son works in that area and he averages a 15- 20 minute drive.
As far as "is Daybreak worth it"? I'd say your third paragraph says it all. Sounds like Daybreak has what you are looking for.

Sue,
You may have luck finding something in the 375K-400K range in village one. The lot prices in the new village are more expensive.

I'm not to worried about being closer to the temple as we are an hour and 1/2 away from the Manhattan and temple and 3hrs from the Boston. So a couple a blocks is really no issue. But it would be nice to walk or at least bike to the lake. How far is village 1 from that? So are all the lots gone in village 1 and how much more are the lots in East Lake(if that's the new village?) We don't absolutely NEED a 1/4 acre but my husband would sure like it after having 2 and 1/2 here. He'd be a farmer if he could. I grew up rural so I like it, appreciate it and see the value but, I'm in the mood for less work. I have six kids, I have plenty of work! I need life to get simpler really soon!

Sue,

You can walk or bike to the lake from village 1. All of the lots are gone, but there are new or near new homes for sale in #1. Homes in East Lake are at least 20% more than Founders village.

What about homes to rent in daybreak, while we decide what we want? Are there a few to choose from? What's the price range for renting?

Search Salt Lake City craigslist rentals using "Daybreak" for the search. You will find quite a few.

What about shopping, what's nearby. I heard there are a few stores just outside of daybreak but are the going to give any business to smaller stores inside the the community? I like to support that.
