Actually BN was able to express his point across, that he frowns on people taking on too much debt.

I do not think others side stepping the point, attempting to introduce other points, or trying to find fault with the poster himself qualifies as winning, especially when the point of discussing views is to focus on the views and not each other. It is a tired but common tactic I notice here, unable to attack someones view so they attack the poster, and reflects on someone wanting to win more than simply engage in a discussion.

I do not even think that qualifies as a competition. People who think they need to win instead of just offer their view might be the issue.

It is also true, most people are heavily overextended in debt. I would be interested in comparing home foreclosure rates, while not painting an complete picture it would fill in some of the missing view.

I'm quite curious what statistics you can supply to support your position that all of Stone Oak is drowning in debt. Are you a banker that has access to all the Stone Oak residents personal accounts? Or is this just an assumption you make because many of them live in nice homes and drive nice cars?
Here's a news break for you . . . . Most people who earn a great deal of money have no trouble paying for the nicer things in life. To assume that nice possessions equate enormous debt is foolhardy at best. I assure you the doctors, lawyers, engineers, and other professionals that live around me do not have trouble paying their bills.
I am not saying that the bad economy has not impacted people in Stone Oak. It certainly has just as it has every area of San Antonio. But some occupations have been less impacted than others. I happen to believe a lot of folks in SO have managed to ride out the recession unscathed. Or maybe that's just wishful thinking . . . but none of my immediate neighbors are losing their homes. Thank God.
In response to the last post, if you search San Antonio MLS for active foreclosure listing, 408 will pop up. Of those, 5 are located in Stone Oak.

Can you provide the link to MLS listings that gives you this information? I find this hard to belive for ANY area in San Antonio.

No, I cannot supply you with a link. Ask ANY Realtor to confirm it for you.

Have them go into MLS and do an open search for "VA foreclosures, HUD homes, and Lender Owned homes" . The search will return 404 homes in the San Antonio MLS area. Then tell them to narrow the search to area 1801. Eight houses will come up. If you look at those homes, you will see that 5 are located in Stone Oak.
Sorry if you are finding it hard to believe but that is in fact what the MLS shows.

Until a realtor here and confirms what you said, I will take what you said with a grain of salt. Not going to chase down a realtor to confirm.

Case scenario: Lets say that in a city of over 1 million, half own homes. 404 homes actively being foreclosed on is less than 1% of all homes in San Antonio. It just doesn't seem right.

People in SA seem to have a lot of hate for the Stone Oak area..... Its rather odd since unless you live in the area, none of its problems affect you(traffic). People, get over yourselves.

Yeah, there's some fuzzy math going on here. The population of San Antonio (not counting the metropolitan area) is just under 1.4 million as of last count. Assuming 3 people per household, average, that means there are around 470,000 homes in the area. 404 homes is a tenth of a percentage point. 0.1%.

That's LOW. Of course, these are just the ones in MLS. (if the figures are accurate) Where could the rest possibly be?

Without bashing any neighborhood, here's a few things for thought.

There are currently 12,467 active listings in MLS and only 404 are foreclosures? I agree that appears way low. I do know that a lot of times the listing doesn't indicate it's a foreclosure and the owner section in the listing is listed as "see broker" or "as of record".

And actually, a more accurate measurement might be the number of solds within the previous twelve months that were foreclosures. Banks and HUD tend to get rid of their foreclosed properties fairly quickly so there may not be a large amount of active listings of foreclosures on the market at any given time.

And it also does not include those "pre-foreclosure" properties that are in title transfer, lawsuits, etc and are not actively on the market as yet.
