Talking Caracol Creek, 78253 area code...

I'll be arriving (new) to the area in Sept. I was looking at some homes in the 78253 area code; specifically, the Caracol Creek housing edition.

Was wondering if anyone had any information about this particular area. Was also wondering if anyone had any insight concerning the property taxes being lower west of the 1604...thats one reason I was looking at this area.

Appreciate any feedback...thanks!

I showed a few houses in Caracol Creek to a couple a few weeks back. The subdivision looks pretty nice, but the main problem that I found with it is that there is only one entrance/exit and it's on Potranco, right across from the new WalMart. The new traffic signal will probably help a bit, but I'd still be a bit leary.

Reason that the property taxes are lower is that it is outside of the city limits, so no City of San Antonio taxes. Along with the "no city taxes" are "no city services" (i.e. trash collection, fire department protection, city Police department, etc.), so you do end up paying more for trash collection and have to rely on volunteer fire department/county sheriff. That said, lots of folks live in that area outside of the city limits and are quite pleased. If you like that area, I'd suggest checking in Westcreek, or even the new Alamo Ranch.

One problem with Caracol Creek is that it has no community pool. I've heard that many people who have bought into Caracol Creek have been told that they could use the pool in Westcreek which is right next door, but without a Westcreek ID, they do not let you in. Personally, I would look into Westcreek or Alamo Ranch before Caracol Creek or Heights.

Technically, there are two entrances from Potranco. One goes into Caracol Creek and the other one goes into Caracol Heights (both areas are connected). There is also an entrance/exit into Westcreek from Caracol Heights. Also, although these are nicer KB homes, some people do not like KB.

you can also get in there through Westcreek using Westcreek Oaks.. I would definitely not recommend the neighborhood though because of what is currently on Potranco and what will be. That road is going to be a nightmare in the near future.. plus a lot of people (like me) use Caracol Heights to cut through into Westcreek... I'm sure they don't appreciate the traffic, but the new layout of 1604 doesn't leave much of an option

jrand10159...Welcome to San Antonio, I am very familiar with Caracol Heights, and I would you advise you to take a look about 3 miles west(outside 1604) on Potranco, a community of builders are putting homes on beautiful hills called Bella Vista...very close to The Golf Club of Texas...rush hour is tight, but they have already started construction to make this part of town less of a problem than other "hot" areas on the northwest side...take care, and if you need other info. feel free.

Bella Vista is lovely, but in my opinion it is over-priced... at least the Highland Homes. Our friends built there and I don't see what they paid over $300,000 for, frankly. I know that there is another "part" to Bella Vista that is not as expensive. Another guy in the squadron just bought in Redbird Ranch (past Bella Vista) and although they love the area, they are having problems with their D.R. Horton home... not sure what price-points are in R.R. We are going on six months in Westcreek in an Armadillo home... yes, they still come by to "fix" things. But after reading these posts for so long, I've yet to come across someone who has not had issues to work through with new construction. Good luck jrand... I think you will find something in the 78253 area that you like.

I live in Caracoal creek and like the area. Our neighbors are nice, though it would be nice to have pool. There are alternative to get out of the subdivision through westcreek and the stop light has definitely helped!!!
The fire department is only a few miles down the road on Talley. Our trash pickup through waste management is about $120 every 4 months if I remember correctly. jrand Let me know if you have any other questions about the neighborhood I can help you with.
