Found this on the web, Bulverde Marketplace to be built at 1604 and Bulverde Rd. on the far north central side of SA. 750,000 square feet of retail. Anchors could include Super Target, Fry’s Electronics, Robb & Stuckey and others.

any idea on who the anchors would be?

Edit - sorry, I didn't see the possible anchors listed int he original post. I feel kinda dumb.

I don't see how they could do a Super Target with one at the Forum and the other at Stone Oak?

But they've been clearing this area forever, they may have made this drawing to sell potential developers before the Stone Oak one was in motion.

The Stone Oak Village Super Target and the Forum Super Target are both five miles from Bulverde Marketplace which is industry standard for retail developments.

Look at the 1604/Bandera Super Target and now the 1604/Culebra (Alamo Ranch Marketplace) Super Target, both five miles apart.

Wow - that would be lots of Super Targets near each other, including the one on Blanco and 1604 too. I don't know how the 281/Bitters Rd one can stay in business. When they went through their remodeling, I was surprised they didn't turn into a Super Target instead.

And it looks like this proposal is extending Bulverde Rd. as well. Interesting.

Kindof off topic - but any idea of what they are doing on the corners of Evans and Bulverde? One says a CVS and the NW corner had a completion date on the sign that is already passed. Then they recently cleared the SW corner as well. I'm assuming it's all little strip mall stuff, nail salons stuff like that. I was just wondering if it was anything good!

Bitters/281 will stay in business because it is about 5 miles from any of those, and the people that shop at that Target live in the area around it and probably love that they don't have to venture to Stone Oak to go to a Target.

I should know. I'm one of them.

Insomniac, where did you find this depiction?

What I find interesting is that this development actually moves/redirects Bulverde Road straight south, whereas the existing road curves around to the southwest. I'm curious where the new portion of Bulverde Road will rejoin the existing road.

It's also interesting to note that it looks like Redland Road would be extended over to Classen Road.

I worked in the Sterling Bank Office Building at Bitters/281 for three years and was surprised at how busy that Target is. There isn't another store like that anywhere close to that intersection. Back in the day (mid 90's) there was a Handy Andy and Walmart at that intersection in addition to the Target. Only the Target survived and has been busier than ever since the renovation.
