GREAT idea, I would suggest maybe scouting in the vicinity of the still-renovating Pearl Brewery project for land to build on, that area is gonna be HOT for the hipster set when this project is completed, and some of the land around there is still relatively cheap (unfortunaly the areas in question are still pretty junky, thus the cheap part, BUT you know how quickly that can change). Also, There's a REALLY great large lot where the old Playland Park used to be, off Broadway, VERY close to Pearl, there's been a sign there forever announcing upcoming spec homes with a URL listed, the site has been down for ages, and I called the guy like a year ago to ask his plans, he seemed pretty unsure as to what he was going to do with the land, he was a very talkative nica fella though. I can drive by and get the number for you if you like...That area is gonna go nuts when the long-talked about river extension happens, plus the Pearl is backed by BIG money (Kit Goldsbury, the guy that sold Pace Picante a few years ago) and these guys are sparing no expense on the project, working with great architects, doing painstaking renovation work, etc., they really do care quite a lot about this endeavor, unlike most quick-buck developers (my cousin works closely with Kit, and he can't stop talking about how amazing it's going to be, he's even talking about moving there when they complete a condo development) it's gonna to be swanksville when finished, and will inject Broadway and the entire area with a much-needed shot of adreneline. This project has me really excited, which doesn't happen too often, as I'm a bigtime cynic !

I will have to check into the land around the Pearl. Sounds promising.

I have seen some of thos Modville developments. Not bad, but not swanky either. Over in California, in the Palm Springs area I believe, Lennar is doing a subdivision near a golf course and there homes are very MCM. Too bad they probably wouldn't consider something like that here. All there stuff in SA looks like all the other builders. The name of there CA development is Escena. Very cool looking indeed.

My only problem with some of the lots in SA is that they don't have enough "good looking" trees. Beggars can't be choosers.

Wow, I'm quite impressed by this swanky new MCM listing in Terrell Hills...yeah, pricey for sure BUT damned affordable for the area these wacky days AND the remodel was done really nicely IMO - glad to see someone actually follow the original lines (for once)...I predict a hipster California transplant will snap it up!

OH....MY....GOSH!!! It' fabulous!!! Saw that on the front page of the Real Estate section on Sunday and thought "I need to look that thing up" and then promptly got too busy and forgot. Wish I could afford it (and it had one more bedroom), would move there in a heartbeat!!

Right on as usual, like I say though, perfect for that fabled CA hipster with no kids, not concerned with school districts, etc...I just bought a place (closing tomorrow - finally!) really close to this joint (same price range, a tad bigger, and ALSO in the NEISD, just outside Terrell Hills - by choice, to avoid those bloated AHISD property taxes, and their jacked-up pricetags), BUT if I hadn't, this would definately be number one on my list. My girlfriend and I actually drove by the other day to eyeball it, and experienced about 30 seconds of buyers remorse. This place'll sell quickly. Vedy, vedy nice indeed. I know this is really stretching it, but this feeds my idealistic view that SA is on it's way to becoming a more sophisticated city.

That's the thing about an area like Northwood or that little slice of Terrell Hills, you live on one side of the street and you are in AHISD and you see prices go up by 50-100K+. I don't see much difference on the elementary school level, both woodridge and Northwood are great schools, Garner Middle leaves a little to be desired but is fine all around, and Mac and AHHS are comparable rating wise. If you drive down Eisenhauer you will see a little cul-de-sac of new mcmansions. Most of them stayed on the market for 2-3 years because the builder was charging AHISD prices in NEISD boundaries.

This has got to be the SHARPEST home I have ever seen. It's in Alamo Heights and was on the market for $429k...don't know if it still is.
