You can get a 1300 to 1500 sf home for between 90k and 120k, and even less if you are willing to buy a 'fixer upper'. I have seen quite a few homes purchased for flipping in the past couple years--in fact one at the end of my street is currently undergoing a 30k+ renovation and will be for sale soon. It was taked down to the studs and has new 'everything'.
There are a few folks who need to work on their houses, but that comes with the territory in an older neighborhood. The homes undergoing facelifts seem to balance that out.
Live Oak has a great police dept, and there are several new developments taking place--including shopping centers and Lakeview College.
