I'm looking at houses in the Floresville,Adkins or LaVernia areas.Prices in the 200-260k with 1+ acres for maybe a pony.Commute would be to east S.A. area.Schools not an issue for us.Would prefer more private settings-trees etc.Can anyone familiar with these areas recommend one more than another as far as physical location goes and town amentities.I've looked at numerous listings online but would like natives input,thank you.

Nevermind-it appears Calaveras lake isn't one for human interaction except maybe fishing,boating.It's a shame looks, like nice area.

There are several subdivisions in that price range near Eagle Creek (181 and 775; about ten miles NW of Floresville) and around La Vernia. You might also be interested in Abrego Lake. I haven't been down there, but it looks like a pretty nice little subdivision.

I will also take the 187 reads and no responses to the fact that that is a nice way of saying this is not a highly recommended area also(southern S.A.).

I wouldn't say that it's not recommended. There are certainly some very nice spots, but also some less desirable areas.

I'd say that, generally speaking, there are two primary reasons that Kendall and Comal counties are more popular than the southern counties (Wilson, Atascosa, and to a certain extent Guadalupe):

1. They are closer to jobs, shopping, restaurants, etc. You have many more options north of downtown SA than you do south of downtown, so that makes Boerne, Bulverde, and New Braunfels more convenient than Floresville, La Vernia, and Pleasanton (compare 1604 N to 1604 S, or even 410 N to 410 S). But that is changing with the addition of Toyota, Texas A&M, and the other growth on the Southside. Also, if you work downtown, NW Wilson county is only 25-30 minutes away (versus 45+ for Boerne or Bulverde during rush hour).

2. It's the Hill Country. The Hill Country is hot: people like the views, rivers, terrain, etc. While there are some great locations to the south, it's certainly not the Hill Country.

If you are commuting to east SA, and living in the Hill Country isn't that big of a deal to you, you certainly may find something you like around La Vernia. The best thing to do would probably be to drive around and see what you think. Another great thing about land to the south and east: the prices are a lot lower!

Thank you,In my searches with the criteria for 1+ acres and horse allowable it's harder to find in the north or northeast than in the areas I mentioned.I'm not so sure HOAs are keen on the horse thing.I guess right now being on a hill would be a good thing.
