Its this chunk of land on Stone Oak Parkway, across the street from Arrowhead. Anyone know what will go in there? if it is an apartment building, I am going to be fuming.

Oh Yay more businesses and less trees I'm sure somehow it is grandfathered so they can cut every speck of vegetation down like they did over at Hardy Oak and Wilderness. Anyone else notice the many vacant spots in already existing strip centers. Of course perhaps it's actually cheaper to build then rent. I heard from a friend that the old Blockbuster spot is $9K a month to rent! It's not hearsay, he's actively looking for space and that is the price he was given.

Perhaps it'll be a Family Dollar, Dollar General, Dollar Tree, Everything's a $1.00, Check cashing store, or liquor store. You know...to spruce up that area.

The owner of that land doesn't make any money by having trees there for you. Yes, I like to see as many trees preserved as possible, but you can't infringe on a landowner's rights by dictating things to them. Hopefully the new owners will try to keep, or landscape around whatever they put there, but that's up to them.

Retention ponds also cost a lot of money. Why should a landowner care if he paves 100% of his property and stormwater floods neighboring land?

BECAUSE IT IS THE RIGHT THING TO DO!

One of the main reasons cities have created zoning laws, tree ordinances, light-pollution regulations, etc. is because the developers and real estate community (in general as there are some notable exceptions) don't care what happens to an area as long as they can make a sizable profit and move on. The end result of these rules is increased beauty with (I believe) ironically higher rents and sales.

Think about the differences in appearance between the commercial parcels along 410 and those along 1604. I would wager a bet that the newer developments would be just as barren (a sea of asphalt from front door to road) as those built years ago if not for the regulations and rules enacted due to the concerns of forward-thinking citizens and politicians.
