New Home Builder Communities With INCENTIVES
Hi All,
There is a truckload of new builder communities. Anyone know of existing incentives with new home builders in the northwest, north, and northeast areas?

Depending on what price range you are looking at most builders are offering some deals right now. This is what I have observed in the last few weeks on shopping trips in the west/farwest area.
Pulte in Alamo Ranch has/had inventory homes ready to move into at pretty good discounts (800$ HOA annual).
Newmark and Standard Pacific in Bella Vista both have/had inventory homes
at discounted prices and I'd imagine room to negotiate.
Lennar and Armadillo in Westcreek has/had inventory discounted. (looked at an Armadillo home in Westcreek had a nice view)
DR Horton has signage near Amherst with some interesting incentives check the web for details.
Medallion homes Trophy Oaks has/had several inventory homes discounted.
I've been shopping myself for a few weeks. I think the market will get better for buyers as the balance of the year comes to a close. Interest rates spiked in June (I think) and Ive noticed some downward trends in rates in the last few weeks.

You are correct, almost all of the builders have great incentives right now. I have negotiated with quite a few of them in the last month or so. I have managed to get some great deals. Make sure you have a Realtor represent you (we are paid by the builder so it does not cost you anything). Realtors will watch out for your best interest and negotiate the best deal possible.

Be careful with some of the sales tactics builders are using. They lure you in with a good "incentive" or may even offer you free upgrades... but you may be paying for it somewhere else, as they inflate other items.
My neighbor was supposedly given a "free" full irrigation system as one of these "incentives" on their spec home. Their lot is smaller than mine, but the builder charged them about $5,000 for their lot premium. We payed $1500 for our corner lot. Way off. So they did actually pay for their full irrigation system (roughly $2700 value) and then some.

You are right. I have been looking for a new home quite a while. Some builders offer me great incentive but I need to use their Mortgage company and their interest rate is a lot higher than average and the higher closing cost as well. Do more research on the Mortgage. You may find out you actually pay more than the incentive they have given.

The same thing happened to us when we bought our home. The builder was going to give us the full amount of incentives only if we used their morgage company. My husband is in the mortgage business so he knew he could get us a way better interest rate than what they were offering. Plus, why would we use their mortgage company when my husband can do the loan himself? When we told the builder this they didn't want to give us any of the incentive money. We argued with the homebuilder and they ended up giving us a few thousand less than what they were offering. My husband said that they are working on making it illegal for homebuilders to force you to use their mortgage company in order to get the incentives. If you have any questions feel free to PM me.

I was told that Bexar county if offering a $4000 incentive to purchase a home this year. Anyone know anything about that?

I know I bought with Centex, they did ask us to use their mortgage company, but I didn't really care. TX Vet or the VA determine my interest rates.... and I got a really awesome rate.
I had a ton of incentives, don't know how much were flaky and how much were true, but we looked at about 50 pre-built homes for the same price, and some were literally disasters... crooked floors, 10 year old roofs and ACs, carpenting in 1970s bathrooms, water stains on ceilings... we got a lot of home, for a low price.
That was about 10 months ago, and we've been so pleased. We never once felt duped, their customer service is amazing. We've had very minor issues with the house, but Centex has come to fix them the very next day, no questions asked.
We had a light that was about three inches off from where it was supposed to be. We only noticed cuz we centered our dining room table in front of a window, and the light was oddly not centered on the table. The next day they sent an electritian, a sheet rocker, and a painter. You absolutly can't tell where the light used to be.
I'm so happy with them. I've talked to a lot of my neighbors, and they all feel the same way.

i agree --- we've been in our Centex home for 7 weeks now and have had wonderful customer service, it's almost unbelievable... and the fact that they have a 2 yr home warranty, as opposed to 1 yr like other builders is awesome...we have had mostly very minor items to be repaired and they are always taken care of the next day or as soon as the item is ordered and received...
the major item we had to have redone, a whole side of our roof, due to a "wrinkling" look they had the roofing management come out, walk the roof, knew we were not happy and today they are replacing the whole side, felt paper included...
i know they have great incentives right now, but they do require you to use their mrtg company --- prior to closing i emailed our good faith from Centex to my credit union and they could not beat it...yes our interest rate was 1/2 percent higher, but we would have had to have paid 5k out of pocket towards closing costs to go thru our CU...
