No, they told me that their home was already well priced for the quality and location. Sorry . I believe the quality depends on where the house is being built, the building supervisor, how well you keep tabs on your homes progress, etc. I bought in Louisiana. Don't have perfect credit (due to health problems), am a single mom and I'm on disability. They negotiated a great loan rate (5.75%) for me. This will be our first home. I already signed all the paperwork - so there's no backing out now for me without costly repercussions. Best of Luck to you.

5.75% rate!!! That is great. How many points did you have to pay to get it that low?

I too would like to know how you got such a great home loan. We're expecting to close (relocating from San Diego - WOO HOO!) sometime in Nov and right now we're looking at 6.25%.

I suspect he bought down the rate - which is very wise if you are going to live in your home long term - but can be expensive.

While I was in SA looking for homes my realtor and I had a discussion about KB homes. Two things stand out:
A) She said the price could be negotiated a "bit"
B) She had an instance two months ago where a house was getting sold and when they came in to do the inspection a problem was found with the foundation. The seller contacted KB and they took care of it. I can't tell you the exact age of the home but I know it was more than 7 years. Me being the skeptic that I am, I asked for more info and I saw some of the correspondence between the inspector, the seller and KB. I'd honestly give them consideration if one of the homes I was looking at was one of their more "recent" ones or if I were looking to build.

Hope this helps a bit.

Good to hear. Concerning foundations...it has more to do with where the house is rather than the builder. There are some parts of town that have horrible soil conditions - places that I wouldn't want a house built because of the clay.

True. Back in the 90's I used to live in Heritage Northwest. We had clay and during the summer, unless you used tons of water, fissures up to 3" would open up. I have heard of many foundation problems in Adams Hill (just south of Marbach) and also in homes near (south) of Randolph AFB.

We water our foundation with soaker hoses any time we go three days without rain to keep the soil at a constant moisture level and have had little problems in our 24 year old home that we purchase over six years ago. My neighbor never waters his slab and has massive cracks in his brick. We are in a neighborhood that has lots of clay in the lower lying streets - those up on the hill have more rock and fewer problems. This is definitely something to take into consideration.

For anyone interested...KB has recently "audited" their options/upgrade costs for Saddle Mountain and many of them have been reduced. This will save buyers thousands of dollars.
