Some of the things the construction manager answered through an email:
Roofing and flashing is done

Framing items are completed

We do not use hurricane clips

Electrical

I look at electrical wiring were inspector noted add metal strap / wiring behind block therefore no metal strap needed

Plug at master tub is GFCI protected

#14 copper wiring is allowed (some cities require something different)

Our appliances will accommodate #14 copper

Some more of what he wrote :

Smoke added

Plumbing

Plumbing moved were it was in contact with the gusset plate or protected

Main water line is acceptable

Test bulb is there to check for leaks

Oh sure. I will write about my experience and hopefully it will be a good one. I am a regular here so I'll be around. 6 months in the house would put me right around December.

Oh, I haven't even mentioned that I went with Ryland Homes financial, and they have been super slow for everything! I got denied a USDA loan since March 5th, then they asked me if I wanted to counter offer with FHA which I did. I got an email a week ago stating that I have a conditional approval, but what makes me mad is that I haven't received anything in writing through the mail! So I sent my loan officer an email last Friday and I'm waiting for a response. When does this become a legal matter since I haven't received any letters?

Default USDA Loans

Yeah, my builder lured me in this the USDA loan thing too. After 2 months of the loan officer and paper jockeys sitting on their behind, they called me (after I made weekly calls and sent emails), to tell me the USDA loan was no longer available. It's a sales ploy and it's not worth EVER considering. On the plus side, I'm glad I invested more equity in my home.

FYI en28so...everything is sales until you close on your home. In the end, until the last brick is put on, and the last piece of sod is put down on your lawn, your under no obligation to go through with the purchase. My home builder did add something to my home at the end (about a week before I was to close) that I was not appraised of, and I almost walked out on the deal because of it, they relented and removed the offending add-on.

^^^^Sod is a requirement, not an option. I don't exactly remember if it's a code requirement under IRC or if it's a requirement under Texas Housing Act. Either way, I believe it calls for 40% of the remaining portion of the lot to be covered by sod or grass. Spray on lawn also qualifies. If your builder tried to hit you up for sod it would have been to do the remaining yard...or they were attempting to screw ya which is not unheard of by some of the local national builders. Ryland is fairly a straight forward company though and while they don't hold the hand of the sales folks, they do not corporately support screwing their buyers.
