We're coming up on our first year as homeowners and noticed that BCAD has changed the class code for our house from G (good) to V (very good). Does anyone know what that might mean in terms of tax rate? I googled with all my might, but I couldn't find the answer.

We haven't made any improvements to the outside of the house (yet), so I'm not sure why the class code changed. Maybe it's because I was on the porch in my pajamas when the assessor came by (well past acceptable pajama time) and my dishevelment amplified the house's good looks.

We cut the grass once and they upgraded us.

I talked with an assessor quite a bit in my 2011 property tax battle, and one of the items we looked at was the home's condition, which had been rated E+ (Excellent+). As a test, he downgraded the home one notch in the computer system to see how far down that'd bring the assessed value, and although I don't remember the % or absolute change, I remember it wasn't a significant difference.

FWIW, I gained a lot of respect for the assessors. They're good people and they do their best. They're working with very, very limited data though and there is a lot of judgment involved, so getting involved and stating your case to BCAD will almost always be helpful.

I look at BCAD several times each week while I'm at work. I'm AMAZED on the number of Folks who do not have the Homestead Exemption.
