the place im living in (off broadway and hildebrand) is going to be up for rent in a few months when i move out, though its a 4plex.

however the house is owned by a person, not a leasing or rental company.

That would have been perfect, but my lease is up this month

Try asking any of your coworkers or friends if they know anyone renting a place.

That is how I lucked into where I am living now... 850 a month for a 3 bedroom, 2 bath, two living room, extra room in garage place in 78250

the rent is about 600 less than your max also and its a good floor plan. i forget the exact sqft but i know its at least 800.

cant say i wont miss this place, but i need to move to a more northern location, given that a lot of my clients are on that side of town. area is nice though, you should drive around here. there are a lot of for rent/sale signs up in the neighborhood.

no sweat. a lot of the properties back here are privately owned, which is a plus because my LL never bothers me and has only come by once when he was changing out the buzzers on the mailboxes.
