There are still older retired military officers living in WC. This place used to be primarly officers and SNCO's back in the 80's/early 90's. With rapidly rising housing allowances for military during the last 10 years, you saw more NCO's and now Airmen. Although it is praise worthy that you choose to screen your renters, the other two did not. Add two more next to where I live and the track record is 1 in 5...multiply that for all WC and IMO it's a losing battle.

I screen mine for credit. I've had good luck throughout the years on my properties. This is the first one in SA (or TX for that matter). First military as well. They usually don't rent my properties in CA (most likely cannot afford, or not close enough to where they need to be.)

Look I'm not saying Westcreek sucks. I like many others including firstclassflyer and Cerberus01 have seen it go downhill. So let's clear this up. If I bring things up to the PAID HOA Staff that are not being enforced then I'm complaining and griping? If we do select to move out and into a bigger nicer home $$$ then we are running away and giving up?
I sincerely think you have it / me all wrong. Look it's pretty darn simple. You pay me a damned good salary with great benefits to do my job in which one responsibilty is insuring you have Quality Water. If you turn your faucet on and either nothing or crap comes out are you going to lie back and live with it? Don't answer that since I know what it will be. I do my job to the best and if needed I can provide you with many accolades (I don't want you to think I'm bull****ting you) I have obtained over my 20 plus years (I'm not patting myself on the back although my arms are long enough to) So there you have it. I earn my Salary and you would certainly complain (since you pay it) if I was handed a paycheck (actually I am not handed a paycheck since I have Direct Deposit) every two weeks without earning it. I'm old enough and wise enough to know that our Ratepayers don't owe me a job. Enough about me. We pay HOA Staff a Salary to do a job to the best of their ability. I could care less if it is $7.00 /per hour or $44,000.00 / per year. I expect that they too earn their money. I really don't think I am any different from the others here in WC regarding my expectations.
I don't blame our current BOD for the past problems. I know they can change the Staff's work ethics and insure they are doing their best for those that pay them. I feel this is going to happen since they have read the writing on the walls.
So to all before me that have either moved out and / or on for the same reasons I have mentioned (there is no guarantee right now that we will do either as we are an asset to WC since we abide by the CC and R's, Standards, etc., my wealth of knowledge and my Contacts that I will notify to provide our HOA Staff and Fellow Homeowner's with assistance. Trust me is saying this, my actions are not for me) are you implying that they were Chicken **** and ****** Out?

My wife and I moved here almost 14 years ago...She absolutely loves this old house...and yes we too have put a small fortune into upgrades and preventive maintenance and upkeep. After looking at many other areas in and around SA and the county, she wanted this place. I guess my point is that eventually the inevitable sinks in...I was taking her to the airport a few weeks ago and out of the clear blue she asked me to commence the search for another home...she has had enough...and wasn't happy with the decision to allow individual garage/yard sales. A once a year community sale was a great idea and now that has gone down the toilet the product of bad decision making. In her words...She's tired of the bottom feeders who cruise the community looking for a score...tired of the graffitti...never liked the idea having a Section 8 hatchery built at our front entrance...and is fed up with the downward spiral the appearance of the community has taken. She told me that her choice to live here was because of its lack of a ghettoesque look and feel in the community. Westcreek in her estimation is a community in decline so she wants to move. I've gotten quite attached to this old house...and we too will get our asses kicked when we sell but she's had enough so we're outta here.

Cerberus01- Just out of curiosity have you yet contacted anyone to come and look at your home to see what you could possibly sell it for? That's if it comes to that point.
My Wife will probably be going to Dallas over the long weekend. She wants to start looking around after that. We too will contact someone to get an estimated selling price. Then we will have to make a decision to move forward or possibly wait out the storm to see if anything changes.
wc2005- Don't think I'm running from anything. It never hurts to look and window shop (That's pretty funny right? Imagine "window shopping" for a home). You never know, "you may be in the same boat one of these days" (I can say that since I was in the USCG) At the same time you need to remember I have done my best to prevent this from happening. Many years ago I began approaching the Community Manager(s) about problems with solutions. I learned many years ago not to ***** about something unless you have a remedy to the problem(s). I can only throw the ball (I've got one hell of an arm) but those with the Authority will have to run with it.

We are strongly looking at a New Leaf Home but have not set our sites on a Subdivision although there is a Floorplan that we love. Their Sales People are also Real Estate Agents who will sell our home for 5% Commission.
As it stands now we are going to visit with them in a week. We need to look at a couple of factors including the price of a New Leaf Home (with upgrades) and the approx. sale price of this one.
I'm slowly coming to the conclusion the it is our Neighbors that are the main reason we a considerig a move. Lately the HOA has been worknig on several issues we have brought to their attention. I just wish their process to correct things didn't take as long as it does.
I sincerely hate to start over so to speak but I'm not the only one involved.

Now hold on. (WHOA is a term used to bring a horse to a stop) Have you ever been in the saddle? Just don't seem like the type that can handle or ride a Horse well maybe one on a Merry Go Roud. Our decision has not been made. We are just considering it since there are several factors that come into play.
You all can sit there and attempt to have fun although it won't be at my expense. It sure is odd that everything I have posted about this Subdivision and / or Neighbors is true. If there are those of you that think I'm B... S..... then the coffee pot is always on.
What excuses do you give for all those great folks in the past (I'm sure you both know some that got so damn tired of the way the HOA was ran that they left) Those same Folks moved here for the same reasons we did. I can point out several homes that have slowly gone to **** since they left. Lazy Neighbors moved in and the HOA just sat back and watched the home go down hill. If everything is so ticking right along then why have I seen the same ****ty home for years? Oh let me answer that question for you . I guess they got so tired of crying and griping that they just gave up.
I guess I'm better off shutting up ,bending over and taking it right? Wrong, that's not my style.

Wellguy, you have to do what is in the best interest for you and your family. If packing up and moving is the best decision then great. If once you weigh all the options you find it's better for you to stay then again...great.
The decisions you make have to be in the best interest of you and your family. What the rest of us think is really irrelevant. But if you post in a forum people are going to give their opinions. I mean isn't that the point of posting in a forum? I wish you the best of luck in whatever you decide. I know selling your house can not be an easy decision.
