We will be relocating to SA in summer. I have started looking at rental properties at Zillow, just to get a feel of what is available.

I am looking for a house, preferably with a yard for the kids to run around. I prefer to stay inside the loop, as it will be closer to the kids' school.

However, I don't seem to see many nice houses. Perhaps it is still early, I was told that many more houses will become available closer to summer. I don't mind older houses, but many of the houses look pretty run down, with drabby carpets and tired kitchens. Hope I won't offend anyone, but is it true that property owners prefer to sell than rent, so those available for rental tend to be at the bottom of the pile? Or it is just not the right time to start looking?

My questions are :
- Is it possible to find nice 3bed/2bath houses inside the loop with a budget around $1500? If yes, which areas?
- When is the best time to start looking?
- Any good sites in addition to Zillow?

Loop 410 or 1604? The homes inside 410 are going to be older. Right now the rental market is hot due to the economy and how hard it is to get a home loan--we had to jump through hoops a year ago with a higher income then we've had in the past when they practically threw money at us. Schools are often the driving force on rental fees but it sounds like you're not looking at public school if you already know where they are going.

When we moved back I found a house on realtor.com (not sure I can put sites here but I'll try ) I also looked at Hotpads which shows you everything on a map and can be a bit hard to navigate. I know several people that own rentals but mostly outside 410 and even 1604. $1500 can be done (I managed it in Stone Oak which is hard to come by) however the nicer areas inside 410 are probably going to be more than that. If you don't mind giving a location for the school maybe someone who lives in that specific area can give you insight.

ddeel, thanks for replying.
I am hoping for something within 410. But anything close - Castle Hills, Military HW, even up to Thousand Oaks - is good. I'd rather not go outside 1604 if I can.
As for schools, we are still waiting for the schools' reply. We are looking at schools inside 410 loop.

we are currently renting (soon to buy a house) in 78217 (north east SA) northern hills neighborhood, house rentals for a 3 bed 2 bath are around $1050.
