I tried negotiating with KB in The Quarry at Iron Mountain and they wouldn't budge. Not even $5,000...on a $300K+ Home. A little arrogant for my tastes. The homes in the Quarry at Iron Mountain are really nice - don't let the brand fool you. KB builds some of the nicest homes in the Stone Oak Area in the $300K-$400K price range. If you don't believe me...go check them out for yourself. But beware. KB is charging a $10,000 earnest money up front and will not negotiate at all even during this slow time of the year. If you find a builder that will really negotiate then count your blessings.

When I was last down, I explored AR and I loved the David Weekley homes and the lots they chose for them...lots of trees and some elevation also.

Dr. Horton/Alamo Ranch
I currently live in Riverstone at Alamo Ranch, it it the section built by Dr Horton. There is a lot of home construction everywhere. There seems to be a lot of homes available all the time. However, I have as well as many of my neighbors experienced problems with Dr Horton as a builder, poor craftmanship etc...

Military moving to San Antonio
I have just retired from the military and have been renting a home from my cousin in san antonio for the last 4 months, while I check out all of the builders. First and formost the individual that used DR horton and KB homes in the same sentence has obviously not compared these two builders. I have been to every construction site on the west side of san antonio and DR horton homes are some of the best built and use higher quality materials than many of the other builders. The prices are a bit high for these and many other homes on the west side. If you are set on DR Horton I would recommend either Amhurst , Redbird Ranch (if you are going to work at Lackland) Wildhorse is not bad, but you will get a little traffic delay to and from work on 1604. There is a lot of construction on the west side of town it is growing very quick. The pictures of the homes can be deceptive. for example the Dr Horton Pinnicle (sp) looks somewhat plane in the pictures and on the outside, but when you walk into the home WOW! I would recommend that you come down first and check out the homes, it is definately worth it. If you have kids going to school you will need to check out the schools anyway. Good luck!

I wouldn't buy a place in this area (Seaworld, Culebra, Potranco) based on the view. Because of all the construction and eventual build out the view you have today will not be the same view you have in the years to come.
Airdog69 - You really should come down to check out the area prior to building. A house is a large investment to make site unseen. This is a great place to get information about San Antonio. I highly recommend browsing through the older posts, there's an enormous amount of information here.

THere are a few pretty good deals on spec homes in the Pulte AR division right now. Check them out. I'd love more good neighbors like yourself.

I think it will be worth waiting to see what builders will do. Many have alot of land and that's not cheap to hold. many say they will start building lower cost and small homes in many areas. I;ve started this already.Plantation has dropped the prices of all inventory homes and offering incentives.

I'd like to know how you came to this conclusion. Quality of materials and quality of workmanship are two different worlds. Anyone who is informed will tell you that the TRCC, and politicians are all in bed with many of the builders.
