Don't forget that rising property values carries a two-edged sword. Your property taxes also go up, but no more than 10% in one year. Make sure you apply for the Homestead Exemption that will save you some money. Go to BCAD.org to look up your property value (will probably show total value until April 2007) and to get the form to apply for the exemption.

It was I who said we were first to build a new build with Pulte AR. We weren't the first to move in to Pulte AR (there were a few spec homes finished about a month earlier) but we were the first to buy and move in to a new build with Pulte. And you are correct about Brad Galo of locally based firms ABG Development and Galo Properties, I think ABG even won an award for the best land purchase of 2006 for the Alamo Ranch deal.

Hopefully the cancer of the westside doesn't spread further out west, or this master planned community is going to be a bust in 10 years...Time will tell...

What? Dude, what cancer?

Alamo Ranch is just north of Westover Hills, that place is sustaining itself with all the businesses that call it him not to mention the hotel resort and all the planned retail as well as office buildings going up. Alamo Ranch is in no trouble.

If there is a strong HOA, then this would not be a problem. Our subdivision (Westcreek) has been around 20 years with no problems, and is still growing. Alamo Ranch will be the same.

210 thanks for the info, I'll check into that! I think alot of the really negative posts I've seen are from people trolling to provoke us. Having recently moved to Texas I was a bit shocked with the property taxes, they really need to do something. It should be fee based for schools or something. Just my opinion, but whether you live in a 150,000 dollar home or one worth 1,000,000 you get the same education. Thanks again.

AirForceDoc, I understand now, thanks for clearing that up. We bought before the grand opening and our salesperson, told us that we were first to buy , but I'm sure they told alot of folks that .

FWIW, they've started moving earth at Alamo Ranch Marketplace. It has begun to show some bustle. They cut out some driveways for the big trucks, and it's pretty obvious that this place is now underway. Some exciting <tic> new dirt and gravel piles to look at too! Look to the west when you drive past Culebra on the 1604 the next few weeks, and you'll see changes.

AirForceDoc,

I see that the Wiseman extension from Loop 1604 west to Talley Road is finished. Is Alamo Ranch going to have a street connecting to Wiseman?

Also, Highland will start building in AR across from Del Webb. When is their road going to open?

What? Seriously there is a lot of crime in the marbach/410 area and the "valley high" area, if you're a local theres no way you can disagree unless you somehow don't watch the news. I know westover hills isn't the BEST neighborhood around and def. has some crime moreso than other neighborhoods of around the same age in different areas of town. I'm just saying i've seen crime progress through the years. I've seen it go from inner-city upwards to neighborhoods that were good for 10 years then went down when the crime caught up. I'm not trying to be negative just realistic.

And currently in that area. Theres really nothing from 410/151 till like wiseman road on 151...theres just a bunch of fields in between the "good" new developments aka AR on culeb/1604 and the BAD areas in crime aka marbach/410 and culebra/410.

Theres just not a lot of progressive infrastructure between the bad and the good which means the bad can just move up a lot easier without having to deal with other neighborhoods that are just "decent" in the way. For example compare where the "bad" is on inner-city I10 to where the good is...The good is out past 410 starting at around callaghan...Going south theres just not fields then automatically bad....It progressively gets worse...which is how it should be...And what has this caused? Well neighborhoods that are now 40+ years old on I10 are not falling victum yet to the bad of the inner-city on I10...Simply due to the fact of the "progressive" trend of driving up/down I10, in relation to poverty levels.
