I live down the street by Wurzbach Pkwy and Nacogdoches. There are a lot of working class people in the area and they scare some people off for whatever reason. Some people are also automatically afraid of those who wear urban clothing. I just don't like the HEB on Perrin Beitel because of its selection, but it's fine when I have to quickly grab some necessities. I normally shop early in the morning or late at night anyway in order to avoid the crowds at whichever location I choose.

Yeah, not a golfer bit my parents are. When they flew down for a visit, they were a bit horrified. I told them this is S Texas. Not eveeything is plush and green like NE. Lol

I definitely would not classify golf in SA as not plush or green, quite the opposite. Courses here are open 365, and are exceedingly plush all year long. Even the muni's. More so than many regions of the country (FLA excluded!). You'll see many retirees on the courses who live here for that very reason. I know because I play with quite a few weekly.

Some of the less maintained courses may be a little rough around the edges, such as Northern Hills, but I will say this: Northern Hills still has some of the better greens in town. I would totally agree with "fbamakemonies" though, there are areas of the course which are less than desirable.

The shape of that course to me reflects the neighborhood. It's a little tired, past it's prime, and on the downside. I wouldn't look for huge property appreciation here. There are many other areas in SA where you could do much better in that respect. I wouldn't discourage the OP for looking for a home there, the price reflects the true value, and most homes in that area are cared for. Just go in with the knowledge that home values there have already experienced their peak.

It sounds like the OP has her expectations in the right place, as she wants to focus her investment for retirement in areas other than her primary home.

I would look in the Regency Place subdivision instead. It's behind Mac high school. Sometimes you will see it listed as Mac Terrace on the realtor listings. Thats where I used to live, its a quiet area, nicely kept homes and you can find some in your approximate price range. I still watch the crime stats in that area, though I'm out of state now, and there is really very little crime about. It's a nice area, I loved it there. Northern Hills does seem to have more incidents of burglaries and such from what I have seen. The area across from the high school has some cute houses too, but overall its not as nice I don't think. Still there is not much crime about there either. I'm kind of obsessive, I read the SA news and watch spot crime closely. Good Luck to you.

There is a new listing in that area for 119, and a few others around 145.

I live about a mile from there in Oak Grove. I never noticed that there was a gated community behind the Dollar General on Nacogdoches. The houses look newer than the others in the general area from what I could see from the street.

i grew up in northern hills in the 80's and 90's and it's definitely as a whole gone down hill, not up. My parents still live there so I am in the neighborhood often

In the end, I decided that the house in Northern Hills, although meeting pretty much all of my needs, would not work because the front door was actually not visible from the street. I'm a woman living alone and that is a security issue IMO.

I actually have checked out the Royal Ridge area and it is much nicer than I expected. I could get a lot more for my money there and not have to put down half as much.

The Northern Hills area you want to look at is on the EAST side of Nacogdoches from Leonhardt to O'Connor, really nice, more of an enclave really. O'Connor takes you straight to IH35, and then it's just an hour to South Austin; which is I chose to live at at 4907 Sierra Madre. I made that Austin trip 1000 times in the 1970's and 80's...
