Default 1st deal fell through-On to plan B in our home purchase-Castle Estates?

Hey all I am back but not in SA where I want to be

So, our 1st deal underappraised by so much that I just couldn't go for it, especially when I bid 7k over appraisal and the seller refused to negotiate. I still have a place available in Woods of Deerfield, which is beautiful but a bit steep for us (and no pool ) and just found a smaller place, which is nice, has pool, but I really dont know anything about the neighborhood. I've looked through the forums and found some info but was wondering if I could get some "current" takes on the area. Its in 78238 and the sub division is called Castle Estates (it says the city is Leon Valley. Is that a typo?). I'll be looking at the school stats, reported crimes (as well as registered sex offenders) and other such things online but those are just numbers without emotion and a little emotion goes into the process. Plan on being in the house at least 15 years so I am in no rush to resell but dont want to move into an area that might be on the downturn. I have heard that comparing Woods & Castle might be apples and oranges so how about just giving us the skinny on Castle since I have done so much research on Woods (plus I actually got to see the neighborhood and house in person) that its overflowing in my head right now You guys gave me some wonderful info last time, and being all the way in VA, I can use more of the same.

P.S. - Of course, if you dont want to say something publicly and offend, please feel free to PM. I know I would probably do the same if I were giving someone recommendations for my area since some districts are definitely "stay aways"..

P.P.S - Just noticed that although the MLS says that its "Castle Estates" that HouseAlmanac lists it as "Seneca Estates". Do those areas have a big difference in them that anyone knows of?

If you are looking at Deerfield have you also looked at Mission Ridge ???? Excellent school district - Churchill great High school
