Would you prefer a high end laminate in a home over 300K (majority of the first floor) or would you like the wood look tiles that are so popular now (and high end as well) I prefer the wood look tiles, even to the best looking laminate. I'm opening this up to your opinion and thoughts to hear.

We are not able to consider wood, it doesn't hold up with our children and they want a dog so real wood is out for this house at least. I agree it is better than both options, just not an option for this home.

Tile or stained concrete, then, if wood isn't an option. I'd carefully check comps to see what is in homes around you, because if all others have better flooring you will hurt the resale value of the house.

Good idea, thank you! The homes that we considered in the same subdivision of the same age (5-8 years old) had tile (could be upgraded but looked basic) and carpet. The newer homes in the subdivision (2-3 years old) had some wood mixed with tile on the first floor, carpet on the 2nd. I don't know what kind of "wood" it was in the newer built homes, the builders are common builders so I would have to assume it was engineered wood at best.

Depends on the size of the dog you'll be considering. A dog the size of a lab will eat thru any wood floor fairly quick and that includes even the commercial grade laminate. Their toe nails are like knives and scratches are common and not fixable. In my opinion, and we all have one, laminate is a cheap product designed to mimic a good one. I'm not a fan of it and you must avoid putting it in areas where it might see water like a kitchen or bath. Should water get under it, it will rot. If you decide to go tile, go porcelain tile, not ceramic. I would strongly suggest going by Royal Tile between Bandera Road and Braun Roads on the inside of Loop 1604. It sits behind the boat shop so you'll turn down a gravel road just past the boat shop. Go to the far end of the building and you'll see steps going to the office. They will have the best offerings and prices. They can also put you in contact with a floor tile installer or if you like, PM me and I'll give you one that I know that does good work.

The wood look tiles are ceramic so that is good, and we are considering a 60 lb dog so not small. We had true hardwood (maple) floors in the first home we had with the same breed of dog and they were shot very quicky. The laminate floors have a 25 year wear warranty, but I'm leaning towards the tile still. Thanks for the Royal Tile suggestion, I'm not famiilar with all the businesses here yet.

there is another fad which people with dogs and small children are doing the vinyl adura and other names
from armstrong which looks like either tile or wood. The good stuff also is very expensive and warmer than tile.
the bad about tile is the grout which is real hard to keep clean.

I think that place closed unfortunately. Unless I'm thinking of another place in that same area.

I love the wood look tile. It is so beautiful when done really well. No laminate. Laminate, even high-end, is just hideous, IMHO and will hurt you in the long run for resale. If you look on pinterest you'll see lots of great ideas for the wood-look tile.
