Default [Express-News] - Floresville: Quiet Growth

This article is on Floresville, a small suburb 30 miles southeast of Downtown San Antonio.

FULL ARTICLE - CLICK TO READ

Quote:
Mikki and Jack White moved to Abrego Lake in June from their North Padre Island beach home. The first homes opened in June 2006 at Abrego Lake, a 454-acre neighborhood just west of Floresville.

They paid just under $300,000 for their 2,700-square-foot-home and 2 acres. She said their similarly sized house in Phoenix cost $700,000.

"I think home prices are extremely reasonable," Mikki said. "We always wanted to live in the Hill Country. This area is a hidden gem of that."

The two artists found the area more like the Hill Country than a flat and barren South Texas desert.

But the terrain — or at least people's assumptions about the terrain — has proven to be an obstacle for Floresville's growth. Pat Brown said people still think it's a flat desert there, when really there are hills and trees.

"This is the Hill Country without the rock," Kevin Brown said. "We have the contour and the big oak trees."
Quote:
Rooftops bring retail, which bring more rooftops, he said. A 130-acre commercial project is being planned near his Abrego Lake development, and so is a new elementary school as part of a $63 million school bond package. Kevin Brown also said 20 acres of his development might be used for commercial business.

For awhile now, I've thought of Floresville as the Boerne of the south in terms of an up-and-coming bedroom community. I didn't realize it was this up-and-coming though! I'm really glad people are stretching their imaginations a little bit and choosing to live somewhere besides the north side! These folks in the article say that Floresville isn't a "boomtown", but given that the town was barely on the map five years ago, and now has all of this development being planned, it would seem they're being a bit too modest

Floresville has been my second home since childhood. Our land is very close to Abrego Lake. It's not really in the hill country. That area of Texas is called the Sand Hills and for good reason. Sand, sand and more sand. Just like the beach. It blows in the wind and it erodes in the rain. So if you like sand.......

I believe the article is saying that many people believe everything south of downtown SA is flat when in reality a lot of it is hilly, green, and filled with creeks and rivers. Floresville being in an area very reminiscent of the hill country but not being in the "Hill Country". Hence this comment: "We always wanted to live in the Hill Country. This area is a hidden gem of that."

I lived in LA Vernia and im surprised that the Wilson county as a whole is not talked about more in the way of growth. La Vernia and Floresville are growing around the same clip. La Vernia is seeing almost all of it growth outside of the city limits. But Even there they are getting a 100 unit town home project in the middle of town. Not much but for a city that has 1000 residents yet the high school alone also has a thousand students(hence every one living outside the city limits) that is big growth!

That's right, the "Texas Corridor". Perry and Co. could come through and plow a lot of that up. To them it's not land or comunities it's only money.

Thankfully the Trans Texas Corridor idea appears to be dead.
