I drove out to Red Bird Ranch last week while I was in San Antonio. It is brand-spankin' new! The area is nice out there too.

Most of Sonoma Ranch was annexed by San Antonio earlier this year. Check this annex map link to see if you're in that area.

The city does not set your home value for property taxes as the county does that. San Antonio, like the other taxing authorities (such as school district) only set the percentage they will tax on the property value. If you buy a new home, the final value is not set the first year as there was no home on the land during the full year, but it will be the second year. The county will then set the value based on what similar houses in the area are selling for. Check your home tax value at bcad.org.

BTW: At the pace house prices are going up here, expect value raises every year, but no more than 10% by state law.

Hello,

Hope it's not to late for some more information...

I found this website doing some research for clients of mine who are moving from California who have written up a contract for a home in Helotes. I found this forum and saw you have some concerns regarding your move to San Antonio.

I understand you have a Real Estate agent already. He/she should be able to provide a list of licensed inspectors in the area for you to chose from. Also, should be able to suggest a couple. Regarding taxes, a tax bill was passed that next year, school taxes will go down 13% and 36% the year after that however keep in mind they can always raise a different tax area.

Regarding area North Central is one of our higher priced areas (between IH-10and HWY 281) outside loop 410, with great schools and many amenities outside 1604 in the North Central area has been built out (was the greatest growing area for a number of years) because of this traffic has gotten pretty terrible at rush hour. I believe that the greatest growth area at this time is the West side but the Northwest can also be included there (West of IH-10 all the way to Potranco on the West side) many new homes and shopping centers have been built and many more to come. North East of town is very desirable as well. Universal City, Schertz and Selma are a few examples of great cities in Bexar county.

Homeowners associations are mostly yearly but there are neighborhoods that may be quarterly, semi annually or even monthly. Please keep that in mind when you see an amount.

Does anyone know of any housing developments out by Universal City and how many lots are slated for development out there? Any maps similar to the ones posted of the NW side? That would really help. Thanks.
