Not offhand I don't. They hold everything pretty tight to their chest until they start development, but I know a few people that might know. I'll call around.
My guess is they'll either go vertical with office space or apartments, just based on the location. There are too many condo units for them to do anything like that and I'm sure it won't be residential. It's such a small tract that they'll have to go vertical to make it financially viable.

I am not a real estate professional so please don't take this as gospel or first-hand knowledge, but I do sit on Trinity's national alumni board and the plot at Hildebrand/Devine has been discussed at length during our meetings. Koontz/McCombs got the go ahead to buy it from SAISD when TU released the deed restrictions on it in exchange for parking at Alamo Stadium. We were told K/M's intent is to build a 15-20 story tower (making it the highest point in the city) which would be mostly residential, with the potential for limited office space. Don't know if that would be apts or condos. The lot is so small that parking would have to be underground. And I pity any residents who have to look at the huge water tower behind it. I guess the view of downtown will make up for that (or maybe they'll build a garage that blocks the water tower!).

Very interesting insights. I didn't think about the fact it would be the high point of the city. That would make for a great condo development, but I still think we have too many going up to be a good investment. We'll have to see what happens.

Today's E-N has what I think is the first public article about Koontz-McCombs' plans for that lot across from TU. MySA.com: Business
Excerpts: - Koontz McCombs goes before the city’s Zoning Commission today requesting a change from single-family residential to multifamily zoning that would allow about 160 units on the 3.22-acre land at Hildebrand and Devine Road. The commission recommends approval of the change.
- “The subject property’s easy access to major thoroughfares, institutional and commercial uses, as well as the existence of a similar structure in the immediate area makes this request acceptable. High-density residential is an appropriate use for this undeveloped lot as an infill project,” according to the zoning case statement.
- Deed restrictions decreed that if the land was used for anything other than a park or parking lot, ownership reverted to Trinity University. The restrictions were put in place in 1945 when Trinity sold the land to the city of San Antonio for $10,000. In order to help with the sale to Koontz McCombs, SAISD negotiated a deal with Trinity to allow the university access to Alamo Stadium parking. Trinity signed a 25-year parking agreement with SAISD.
- Though about 160 units would be allowed if the city makes the city’s zoning change, the new deed restrictions limit the site to 120 residential units, all in one building that is no taller than 300 feet. The only other structures allowed on the land are a four-storyÖ parking garage with 280 spaces and buildings such as fitness or pool centers.
- Olmos Park residents biggest concern is the traffic from all the new development at that intersection, not just from the condo development. The Feik School of Pharmacy has opened but is not yet at full capacity, and the Sunshine Cottage School for Deaf Children is building a campus northwest of the condo site.
- Construction on the site is still years away, Koontz said, and won’t begin until The Broadway condos are complete. “Our hands are still tied with that,” he said. “We’re working on the project we already have, and we still have 18 months until we complete that. We’re a ways off from this building.”

I want to live on or around Broadway close to Brackenbridge Park / HEB Central Market. How safe or unsafe is this area? I'm talking about streets like Natalen...Eleanor..etc. I'd like to rent a house in this area. Where can I find info about houses for rent specifically in this area?

ShaneSA is your Mahncke Park expert, so you might want to DM him with specific questions. But in general, Natalen and Eleanor are not considered the "nice" parts of Mahncke Park but they are not "unsafe". Basically those streets just have a bunch of 4-plexes and apartment buildings, and are pretty inexpensive... so of course you get what you get in that price range. In my opinion, the buildings closer to Broadway (rather than closer to New Braunfels) are going to be more well-kept.
