Question Moving from Timberwood Park??

Need some input...we currently live up in Timberwood Park area. Traffic up here on 281 is getting pretty serious. Seems like anytime after about 3pm takes a good 30 minutes just to get up 281 Thought about moving just a bit south to Quarry at Iron Mountain to avoid the north 281 standstill but now we are hearing about the new KB site at Warzbauch and Lockhill-Selma. We would really like to move closer in town as I work over by the medical center and my partner works downtown. Any thoughts about the move from up north to that area?? I know we would lose the 1/2 acre homesite and all of the deer on the back porch which is sooo cool!! But I can't help thinking the traffic up here is only going to get worse as they begin construction on both Blanco and 281...yikes

Do you have any up-to-date info as far as construction on Blanco? I read on here that the widening of Blanco has been put off for awhile. It's pretty sad if thats the case. Traffic is simply insane during morning/evening rush hour.

No, I'm not sure about that. I had heard they were getting ready to start. You are certainly correct about the traffic..it's like a parking lot in the afternoon.

All they really need to do (for now at least) is widen it to 4 lanes from 1604 to Wilderness Oak. That would be a huge improvement!!

Absolutely! That is the bottle-neck. At a minimum that would be very helpful.

The Blanco widening will have to be done before the 281 toll road goes in or it won't get done. The contract with the toll operator forbids improvement of alternates to the toll road and Blanco definitely qualifies as an alternate.

Default Moving from Timberwood

I couldn't agree more that traffic on 281 is rough during rush hour. It is worse now that it was 6 months ago and with more homes being built just East of 281, it will only get worse.

There are still some neighborhoods that have 2-5 acre lots that would be closer to the medical center than Timberwood. Neighborhoods in and around Helotes (to include hwy 1560) and neighborhoods off Boerne Stage Road often have large lots. An example is MSL#693791 or Home Sales Texas Group

The lockhill area is great for commuting and should be for a long time to come. Unfortunately, that may be its very pitfall.

If you like the large lot sizes...then The Quarry at Iron Mounatin is the way to go as they have the largest standard lot sizes between The woods of Alon and The Quarry. There are also larger lots available and ones that back up to permanent greenbelt...so I would investigate both before choosing.
