Hello everyone,

My wife and I are interested in purchasing a new Village Builder home in Wind Gate Ranch . We like that the neighborhood has many trees and have large lot sizes. Is anyone familiar with this subdivision?

How is the morning traffic (7am) in the area (471/ Culebra towards 1604)?
Is there any flooding issues?
Is Village Builder a good builder?
What is the atmosphere like throughout the year in the neighborhood?
Is there any plans for 471/Culebra to be expanded in the future?

I appreciate anyone who can chime in.

Bad enough not to consider it? Windgate is about 5 miles outside 1604 but we will be commuting towards 1604 frequently.

You could take the back roads and avoid Culebra/1604 all together during rush hour

It's rough on the weekends too. Sometimes you can use back roads...but you'll need to go that way more than you think (shopping, errands etc...). It's only getting worse as more and more building is being done and the population explodes. The 1604 project is scheduled for 5 years, making 1604 a freeway from Bandera to Marbach. This project started within the last months.

While the traffic is always busy it moves pretty quickly. For reference, I live on Brook Hollow @ 281 and commute to Westover Hills and think that is easy. (23 miles in 35 minutes)

Thank you for your response. I been driving in the area many parts of the day to see first hand how traffic is and it hasn't been nearly as bad has people have made it seem. The traffic is definitely not bad enough to not consider that area. We are going to be moving forward and place an offer.

I think most of the folks that feel the traffic is bad in this area don't actually live here or if they do, they've not experienced "real" traffic before. I personally have never had any problems getting around.
