Tomorrow's Best Hill Country Values TODAY
Hello All,
I spent a lot of my youth in the Hill Country (mostly around Kerrville). Oh Boy! I wish I had bought land back then. Now I'm retired, looking for a place to build a nice house, shop and garden. Everything has gone up so much. Land that was once $500 an acre is now $20,000 an acre. Just wondering if any of you have a thought of where in the Hill Country property values are still reasonable. And as long as I'm dreaming, a place with good medical closeby and at least a few forward thinking progressive type people.

I saw an add last weekend for some pproperty in the hill country. $14,000 for 8 acres. The ad said only accessable by 4 WD. I bet there was no water, or electric. I don't remember where it was.

Well, that's cheap enough! I've been online for several weeks looking at websites from United Country to craigslist. There's a lot of stuff out there to be sure. Seems like the really nice places have all jumped way up in price. Thanks for the nod, SnappyBob.

Maybe out in the Tarpley, Utopia or Vanderpool area (north of Bandera). The land out there used to be reasonable. I know that it too is starting to jump up in price.
I talked to a real estate agent a couple of weeks ago. She told me there are no ranches in Vanderpool but there are some in Utopia for sale right now.
You can always head out Hwy 90 west. I believe land out there is still quite reasonable.

you should check out "San Antonio (LMA 18)" Rural Land Prices
It shows land in texas has approximately tripled in price adjusted for inflation the last 10 years.

With money so tight and alot of people who bought and built second homes in the hill country with acreage ;I think you will see prices drop for sometime. I have already noticed some of them being dropped in price after being on the market for sometime. The coming year maybe the time to pickup acreage if you have money as the markets are hurting alot of people.

Agreed. I've been making a huge Google Earth application for personal use and I've noted all the "good" property and maintained the length of time they've been on the market, plus the starting price. Land more than 10 acres has not been sold as fast as I thought it would. As a matter of fact, the majority of the properties on the map I maintain has not been sold! The prices have been dropping lately and compared with the rest of the US, it's still not too bad.
Get a buyers agent that specializes in land and they will find lots of good property for you.
It appears that in 2003 land values nearly tripled, and they have gone up since then. For example, I checked and one particular property was valued to be at 60,000 in 2002, then the next year, it was valued at 145,000! But i'm seeing stuff fall, now. Always a good investment, imho.

There is 114 acres across the street from our ranch at Medina Lake. It is $9950/acre. I don't know what you want to spend but that comes to $1.13M  It is a nice piece of land and you would have good neighbors
