Property taxes are a constant, they're not going away. It's something that needs to be budgeted for when buying a home, realizing that with a tax there is guaranteed to be a tax increase. They rarely ever go down. This is not new because we're growing.

What "culture" are transplants bringing? I am a transplant myself, albeit it was over 30 year ago and it was because of the military, which I know is not popular on this board, but I have been a contributing member of society here. Gainfully employed, raised 2 good kids, homeowners, taxpayers. Not sure if my culture offends and frankly, don't care.

The razing, meh, they razed trees to build your house, I'm sure.
Was wondering the same thing. A melting pot of different cultures (other than Hispanic Culture, which I have no problem with) is what SA needs.

I just regret the horror of more chain restaurants. It's hard to find a chain branch on Yelp that doesn't have terrible reviews. Otherwise, I don't mind the 1604/I-10 development.

Does anyone know what's going up next the the chuys and cheddars in the i10 and 1604 corridor? I know the apartment and office building are going up behind said building in question...

I believe that is going to be a Pappadeaux Seafood Kitchen.

Cracker Barrel is just down the road at Huebner, doesn't make sense for another one. However, that would depend I guess on the customer flow.

For example, in Austin - there are two fairly close CBs at Cabelas and the Outlet Mall - they probably generate enough people at each site.

Also, when Whole Foods opened at the Domain, they were going to close the Cap. of Texas little one but local folks kept it opened as they didn't want to schlepp into the Domain.

I think CB is two different markets. One is San Marcos and the other is Kyle (or Buda?) A CB at 10/1604 and one at Huebner Oaks would be the same market. And I wouldn't want to drive from 360 to the domain either (although I drive from 290/183 to the Domain regularly...but not between 4pm and 8pm).

Pappadeaux makes sense for the size. But another CB would be unlikely in my opinion, the plan is too "grand" for the country chic style of CB.
