Wow, our old zip code was #1!
Quote:
Here's a look at the ten zip codes with the most foreclosures in Bexar County:
1. 78250
2. 78245
3. 78244
4. 78228
5. 78223
6. 78233
7. 78258
8. 78109
9. 78247
10. 78251

And to help everyone figure out where these are, here's a map...
Some are not surprising, people took advantage of the housing boom to buy above their income and now they are paying the price. I hate to see anyone lose their home; but this is the result of the sub-prime mortgage mess; and I am sorry, anyone who claims "they didn't understand the terms of the loan when they signed it" as the couple in the article stated were doomed from the get go! But another good point is that although the number of foreclosures is up, percentage-wise it is decreasing. Plus our housing market was never as inflated as it was in otherplaces in the country. Also, San Antonio's job market is still strong and is expected to stay that way, which will shield us from the mortgage crisis that many other cities are experiencing.
So the sky's not falling, and the threat of recession isn't looming as many claim. Stay calm, do your research, and don't panic and all should be fine!
Cheers! M2

Interesting!
Not in my neighborhood but there are plenty of vacancies thanks to the Californians trying to make some $$$ flipping houses and them not selling.

Yeah... the flipping market has pretty much had the bottom fall out of it.. After watching some of the tv shows.. I wonder how some of those people are faring that bought those 1million dollar homes and were flipping em for 2 mil in California. I am sure they are at their wits end.

We don't like flippers, but I suspect the ones doing it locally aren't out too much money. If they sold homes in CA, they probably paid cash for the homes in our 'hood. (Not all are from CA, but many are)
I'd much rather families bought these houses to live in and be part of the community, rather than flippers who do a shoddy job and drive up taxes with false pricing, not to mention trying to temp in an element I'd rather avoid (yes, I have my own prejudice - I really don't want people who demand a Star$ucks on every corner).

Don't be fooled by the statistics. Note that the list only represents the top 10 and if your zip code is not in there it does not mean your area was free of foreclosures. The difference between #6 and #10 on that list is only about 17 homes which is hardly a difference considering that foreclosures were in the 300s. I'll bet #11 through #20 which were not published are also in the mid 200s to lower 300s in number of foreclosures and that might include your zip code.

Also, I'd be curious about the percentage of homes that went into foreclosure. Those areas that had more foreclosure might have more houses??

78209, is free and clear, not surprising, what is though is my aunt and uncle's zip of 78109. 78109 is converse and most of the homes there are pretty old, and not what I would call luxurious, just middle class housing. I wonder what's going on there.
