We lived in Westcreek and hated it! We bought right before housing tanked ( in Highpoint) and so many people walked away that it destroyed our home's value. Many became rentals and short-sales. We stayed nine years and sold in 2014. I have not missed that neighborhood for one minute. We came as active-duty, and retired there.

Fronterra at Westpointe is the new neighborhood that immediately surrounds Brennan HS between Alamo Ranch and Westcreek Oaks. Cal Atlantic (used to be Ryland) and M/I both have several good sized inventory houses under $350,000. There are 4 or 5 other builders with different size lots and price points. We've been here since 2015 and we haven't had any real problems. We're in a spot where we can avoid the worst of the traffic getting to 151 or the shopping areas. Most of the crime reports that I've seen appear to be construction site thefts, but nothing that makes me feel like the neighborhood is "rough" or "unsafe".

Don't forget Tally Road has a few new sub-divisions going in or have ones that have been around for a few years. Just a few mins from the new high school and the craziness of Culebra traffic. IMO, certainly worth a look see.
