Well, the housing crunch did hit central and south FL and LV pretty hard (among others). I don't know about Sacramento, but I'm sure as long as housing prices in San Fran are what they are, it will always hold a built-in appeal to some. Still, SA does seem to have the brightest future among those four, at least short-term.

I really think its about time that San Antonio and Austin merges its MSA. Drive along IH 35 and it seems to be one big metro area now

Insert 'the antithesis of' between 'be' and 'one' and you are right! O.K., I guess by definition, you could call it a commuter belt, but there's just so much country and rural and/or undeveloped land between the two, with still... no commuter. Is it not feasible? I would think with a good share of the populous commuting daily, it wold be.

I wouldn't be surprised if the metro pop was slightly under 2.1 mil. The "valley" behind my house is filled with nothing but houses after 4 months of construction.

Growth in SA is just amazing. I wish I had old videos of how 1604 between Potranco driving North through I35 looked like just 15 years ago.

Central Florida, St.Petersburg, Clearwater, Tampa, Lakeland, Orlando, Daytona, Melbourne population 8.1 million. Urban sprawl I-4 corridor. Than there's South Florida another 7 million.

Are we in the FL area?

Haha but FL is halting growth.

Miami metro lost 2,000 and some change last year.
Tampa-St. Petersburg growth halted to just over 30,000 when they were previously in the 50-60 thousand people per year are.
Orlando also slowed down dramatically to the low 20,000 a year area!

I would wonder why the EVERY state in the nation EXCEPT Texas is slowing in their growth numbers!

Funny you mention that...hubby and I were talking about how when we lived in Dallas 15-20 years ago and used to come to Sea World and there was nothing around in th way of homes. Now we think, who knew we'd be living minutes away.
