Recently I contacted Armadillo Homes Warranty Dept. concerning an inquiry about a house I purchased brand new in August 2005 (I知 new to Texas). In the time frame from then until now I have had issues with the siding of my house separating and nails popping out that were used to actually tack the siding down. I was told by Armadillo Warranty Dept. that normally the homeowner recaulks all of the siding on their home yearly here in Texas, and they also replace the nails as necessary, and that they do not see any claim that involves them. I知 just wondering if what I have been told is true, and if it is true I知 impressed by the number of home maintenance specialists we have here in Texas

I don't think so....sounds like you need to "elevate" the matter.

You're going to have a difficult time getting them to do anything 3 years after the home was built. Usually things like that are covered within the first year. You should have a 10 year structural warranty, but that'll only apply to anything concerning the structural integrity of the house. Siding like that does need to be cared for. Recaulking the seams and replacing and caulking the nail heads will help you get a lot of life out of it for very little money. Keeping it painted is necessary too, but you shouldn't need to do that for another 5-7 years.

I'm not very handy, so I'm not the best one to ask, but I have never heard of anyone recaulking their house yearly.

Maybe you are having for "settling" issues if the nails keep working themselve out. Have you been keeping the moisture level around your house even (watering the house during times of little or no rain)?

If you have to do the work yourself, then try using screws instead of nails. Countersink the screws, putty the hole, and then paint.
