This will be a 700 acre TND with an adjacent 500 acre public park for Cibolo, which is 20 miles northeast of downtown SA.

Holy crap! Looks like that whole upgrade they're doing of 1103 is going to have to get expanded again with all those houses. Love the elevations, and wow...where is Steele going to put all the kids that move out there?

Only crap that's insane! Cibolo is popping it's top with growth and this is just so smart of them to do.

Default Massive Downtown Planned for Cibolo

Does anyone know when construction will begin and what buildings will be built first ? I live in Cibolo in Town Creek Village, and seeing this is exciting. I just does this right and make it look nice and desirable.....ie La Cantera.

I live in Vickery, a TND in North Atlanta, and love it but am considering a move to San Antonio or Austin. We would love to move into another Traditional Neighborhood Development. Do you know more details about the timeline and home prices, etc.?

actually, I don't know if that's going to happen. according to a colleague, cibolo has pretty much put a freeze on building because they aren't prepared with infrastructure (sewer, water, etc) to handle the explosion in building that's going on. a lot of folks around here feel that the town council in cibolo is grossly mismanaging and not preparing for what could really broaden their taxbase. Schertz, on the other hand, seems to have it pretty 'together' in the infrastructure area...but I don't live here, only work, and only know as much as I hear from the folks that do live here.

I've responded to this "downtown Cibolo" idea on another forumn with this simple description: PURE FANTASY. The market won't support this in Cibolo.

Cibolo is a very difficult city in which to do business. That said, there aren't really issues with infrastructure, though drainage can be tricky. It exploded in 2004-2007 because land was cheap and it was the "next place" to build subdivisions.

Vickery is a fantastic neighborhood!

SA doesn't have any new TNDs. Part of this can be explained by the fact that our high-end housing market (which is shallow) tends to go to larger acreage lots in the Hill Country. Another reason is that SA has many great historic neighborhoods near downtown (King William, Lavaca, Monte Vista, Mahncke Park, Alamo Heights), as well as being quite close to old Hill Country towns (Boerne, New Braunfels, Fredericksburg, Kerrville) that offer similar kinds of architecture/planning. In other words, if you want classic architecture in compact, mixed-use neighborhoods, we have those.

We were close to making a deal for a great TND site in Helotes on a 200-acre site (our site plan was very similar to Vickery), but were outbid by KB Home.

DPZ (who designed Vickery) is working on a deal near Windcrest, but I don't think it's going to fly. And Moule & Polyzoides (contemporaries of DPZ) finalized a master-plan last year for an urban neighborhood just north of downtown (River North).
