btw - the roads aren't getting wider, on Florida they're supposed to be burying power lines. They're resurfacing and putting in sidewalks, but not really widening anything. Labor is the same width it's always been. And honestly, I prefer not to have the roads widened. We really don't need to have an excuse for cars to drive more than 25 mph down our neighborhood streets. The narrower streets (formerly carriage roads) force cars to slow down. I live on one of the wider streets now and it definitely encourages cars to speed.

I know I am going to be a homer on this but what about a Park with BBQ pits and hiking/biking trails in the Potranco to Marbach, 1604 area?

We at Texas Group did a revitalization study on the Avenida Guadalupe area of SA. We completed a consumer buyers study to determine what was needed in the area. Check it out and it may be a good place to have your business...lots and property are still reasonable with great traffic access.

I like the Deco area and recently bought a duplex near Oak Farms Dairy because I expect good things to be happening in that area over the next 5-10 years.

It would be neat to have a nightlife investment in the SAC or Hildebrand/Blanco area. Speaking of nightlife, we need a good quality late night eatery to help soak up the alcohol. Something besides tacos and more tacos--Katz Deli (AUS)/ (Marty's failed due to lack of advertising, imo), Cafe Brazil (DAL), Magnolia Cafe (AUS), etc. Plenty of nightlife around 281/Bitters, only to be quenched by Denny's, IHOP, Los Roberto's, and Yack in the Box. Real food please?

Try Near Monticello and Woodlawn Lake 78201
If you travel around Woodlawn Lake area you will see some really nice houses going up around the lake and many of the older homes being rennovated. I live on Texas Avenue about one block from Woodlawn and my house has appreciated at least 29,000 in 5 years, despite the housing market slam.
I think this will be the next Southtown or King Willliam within 5-8 years and that's why I bought there.

On hold, but just because we've got tons going on in the Hill Country and our resources are tied up. Still compiling research though and will move forward with something when the right project pops up. Long, long process if you want to do it right.
