78248 and 78232 have some pockets of significant wealth...as does 78258. 78232 includes Hill Country Village - home to some very wealthy individuals. Not sure what zipcode Shavano Park is in or the Dominion for that matter. Both also have some very wealthy folks. 78209 is Alamo Heights.

As Chaka said, it would be difficult to determine much using only zip code data - especially as you get to the older areas. You could generally say that the northside is wealthier than the southside (Hildebrand used to be considered by some to be the dividing line, and yes I know that Monte Vista is south of it), and that the north central area is wealthier than the north west or north east parts... but then you would miss the pockets of both the poor and the rich. The older areas of town have great diversity and these islands can be as small as a few streets.
One option would be to look at BCAD.org and see the appraised value for each lot using their map function. In fact, a few years ago, I went to the city and they (for a fee) printed a 30"x42" color coded city map with each lot assigned a color according to its value. I believe it had about ten or so colors that allowed you to really get a sense of the city's distribution of housing values. The only downside is that you can't see that a $150,000 house in one location may be a 3000 sf home, but in another location is only a 1000 sf home.

78260 and 78261 are a mix too. There is a neighborhood called Bulverde Village that has mid-class homes around $200K, and then some smaller homes closer to $120K. They are right next to PGA homes that are $400K or more and near some neighborhoods that have homes actually in the $1M range. Then further north are smaller older homes, on larger lots. Much more rural.
I've also noticed it changes as you drive through the city as well, and it depends on things like near busy streets, near rivers and flood zones etc. I think the city overall is mixed, except for obvious wealth like the Dominion. But even Stone Oak has more middle class homes near the higher end ones.

So if Hildebrand USED TO BE the cutoff, where is today's cutoff? Further south? Ashby maybe? Or Maybe 281, 10 and Woodlawn? Or 281, Woodlawn, Up San Pedro to Hildebrand then to 10? Laugh Out Loud!

When I was a kid anything north past downtown was considered wealthy. Yeah, I know that was like a gazillion years ago. I just wonder when the dividing line moved up THAT far north.

Is your research based on those with the assets available, or those living beyond their means on credit????? This IS a smoke and mirrors type of society these days...those that APPEAR to be successful are often not nearly as comfortable as those that live more modestly.
