Everyone down our block, literally. Has some kind if structure built in their backyard. The HOA needs us to send some sort of survey in order to approve our 10X10 pergola. I think it's called a survey map. The problem is, it's already built. HELP!!! The structure is the same color as our fence and decking that came from the builder

Just tell them that you already build your pergola and ask what to do next. They might not like the fact that you build something in your backyard without getting their permission, but looks like they are not to strict with the approvals.

when you closed on your house they should have included in all your paperwork several copies of a site survey... it shows your boundaries, where your fence line is, where your house is sitting on the lot, etc... You should be able to send in a copy of this survey and show where the pergola is placed on your property this should satisfy the HOA...

Also, write a short note apologizing that you did not get prior approval and that you didn't realize you needed to since the structure was being built in the back of the home... I would also note that the pergola is the same color as your fence stain, etc...

I agree 100% with the suggestions that were made. Yes you will have a Survey / Plat in your paperwork. Make a copy and indicate where your structure was built. This type of thing happens in Westcreek and I am yet to see / hear of someone having to tear down anything and start the process all over. We all make mistakes. Several years ago I submitted a Property Improvement Form after we had Tuff Shed build a storage building. Everything went well and my cart before the horse was approved.

You will be fine. I too would supply as much detail as possible. Shoot, invite the BOD /HOA over for a Cup of Morning Coffee or Afternoon Tea and sit under you nice new Pergola. I feel certain that there have been others in your neighborhood that did not submit the paperwork or get the BOD /HOA approval before they had something built

Again with all of your details you will be fine.

They should approve it if everyone else has one. Just fill out the form and submit it. Dont worry unless they do not approve it.

But that doesn't make it right to do that.

It is frustrating to read both in threads here and in the newspaper about how people get bent out of shape when their HOA enforces deed restrictions, when it was those rules in the deed restrictions that made their neighborhood desirable in the first place!

Seconded!

As much as people complain about HOA's, I've seen plenty of neighborhoods without them become incredibly undesirable quickly. All it takes is one person to let their place go to h**l and it snowballs quickly.

Amen to that. We have friends that live near Evers Elementary that literally brag about their neighborhood not having an HOA. Well--you should see their neighborhood.

HOAs are a pain sometimes, and a few can be downright corrupt, but on the whole, they are SO worth it. I wouldn't live without one unless I were in a historic district or on unrestricted land (acreage).

Read your HOA docs before you go to the closing table...if you can't, or won't comply...well, you may want to find a different neighborhood.
