If you've bought in the last 2 years, you don't want to know.

F***ed buyer/borrower. If one was to buy, you needed to do it in 2003 or earlier for maximum advantage. BTW, I wouldn't include you in this class if you bought that long ago; you should be OK as long as you didn't borrow against the phantom equity thru HELOC (Home Equity Line of Credit)

ah, well then, no. Not an FB. Although we bought this house more recently than '03, it was not an 80/20, or 100% or any of those. And no HELOC. Guess we'll be ok. Thanx Stewie!!

As long as we are on the same page. I will pay a little more per month on a house that increases in value.

Can anyone at all tell me that they would rent a house over buying one if it was possible?

We are not California we are in Texas. The housing here did not shoot up 50% in a few years.

I would probably assume almost 99% of peoples houses here have gone up every year since they bought it.

One would be foolish to think that renting in a market like San Antonio would be better. The house are increasing in value. If one can afford to buy why not?

But someone someone set this never been a home owner annoying kid straight. I'd like to learn something out of this otherwise semi pointless thread.

i bought my first home dec of 2005. i paid for the house way above the appraised value at that time... 2.5 yrs later my house is appraised way above what i've paid for... and i know for a fact that i could list it around 10% more than the appraised value if i sell today... not counting yet some worthy upgrades i did like full sprinkler, crown moldings, among other things... anyway,no my house has not depreciated... even if it does, im not selling so why bother...

we know that in real estate as a general rule, time is important... either hold onto it longer, or sell at the right time...
