Panther Creek at Stone Oak/Gordon Hartman Homebuilder
I was wondering if anyond had any info on Panther Creek subd.
Is it a good place to live, what is traffice like?
Any info regarding what is being planned around this subd. as it is still in construction phase and the surrounding area seems like it will be build out in the near future?
Also, does anyone have any info regarding Gordon Hartman? I know the company was sold to McMillin but how is the quality of the homes built while it was still Gordon Hartman?
Any help is greatly appreciated as we are thinking of buying a house there.

We were going to purchase a home there about 3 or 4 years ago when they were still building. Very nice entrance and good overall layout of community center but we backed out of the deal at the last second. We went back several months ago and after GH left it seems as if they haven't taken care of the neighborhood. The entrance looked overgrown and the peoples yards were nothing to write home over. Still, we lost about 80k because we didn't go through with the deal and the overall housing prices within the last 3 years has shot up.

Gordon Hartman neighborhoods are very hit and miss (as are many other builders) I know GH has a similar community near my old house called the Park at Vista del Norte. It is starting to look dated and in need of maintenance/repair. I personally don't like the look of those type of communities - but that is just me. But if a community already is beginning to look run down after just four years I wouldn't buy in there. A run down entrance is a sign that the HOA in that community doesn't care...and it will manifest itself in other areas eventually.

Thanks for your input so far....Panther Creek is still under construction as I had mentioned before, and Medallion Homes has taken over the remaining units, I think.

Question to Mama 76:
Are you going directly to the builder, or are you using a real estate agent to represent you?
As far as traffic. Right now it is a challenge because of the widening of Blanco Rd. The challenge will be merging onto Blanco during commute times.
At you sold on buying in this subdivision, or is your preference the builder?
Would like to help if I can.

Answer and Question for CalTex Broker:
Got an agent (but am not very pleased with performance), not set on this subdivision, but found two potential homes (pre-owned) in this neighborhood that I am going to tour.
Off topic....but I assume you are an agent or RE broker? I got a question for you: is it standard procedure these days to negotiate counter offers verbally? I was quite suprised that this is how we were doing things after we had made an initial written offer on another house....this deal fell through in the end.
I got my license several years ago but never practiced RE, but I am quite sure that I was told in "RE school" that EVERYTHING should ALWAYS be documented in writing....am I wrong?

DR Horton is now building units in Panther Creek. They have cleaned up the entrance area, changed the signage and appear to be very motivated to sell, sell, sell! I already live in the subdivision and think Horton is doing good things for the community. Once Blanco Road is finished, I believe the homes being built now will immediately get a bump in value. P.S. I don't work for Horton and have no affiliation with them. I have no idea how the "follow through" will be, but I am encouraged by the progress so far.

I don't think it's unusual to counter with verbal offers depending on the circumstances. However, nothing should be considered confirmed until it's initialed or signed, etc. by all parties. And it could be the husband agrees to the verbal, but the wife doesn't and won't sign, etc...so don't consider it a done deal verbally...
