Why wouldn't they build this downtown??? Moderator cut: off-topic Maybe because it would cost a fortune to put 2 golf courses, 1000+ rooms, 140,000 sq.ft. of convention space, a waterpark, and the TPC hub for the central US downtown...

And to say it's nowhere near anything leads me to believe some have never lived in a larger city. 15 miles from fiesta Texas and 23 from Sea World is not far to drive. I'm sure they will have shuttles to New Braunfels, Natural Bridge, etc. This is a great spot and a great thing for SA in general.

And they list it as the largest "JW" in the world, not by room numbers but total size of the property. Orlando is the largest Marriott.

Not to play devil's advocate, but anybody besides me a little bit depressed that they didn't save many trees? I'm sure the final landscaping will be nice, but it just seems so barren.

Didn't save many trees? Most the area around the golf courses is lush and kept the trees. In addition the resort isn't touching 758 acres around the property that is being used as a sanctuary for endangered birds. The resort also feature many green initiatives. It is one of the more eco-friendly developments in SA.

I think he's talking about the massive parking lots that seem to contain not one tree.

Well IMO it's hard to keep trees in a parking lot and make it easy to navigate. An open parking lot may not be as aesthetically appealing, but certainly easier to get around.

Except that the UDC requires parking lot shading of 25% (assuming they had to follow it), so new trees will have to be planted to help reduce the "heat island effect" of the parking lot. It just would have been preferable to try and keep some of the existing.

Oh, you do have a point regarding the sanctuary, but I think the city added the requirement during their negotiations.

I will say that it appears that the resort is keeping some natural groves of trees around the perimeter. If they keep the understudy intact, that will be good.

It looks to be a nice development... I just think it could have been better.

Less than a month until opening!

The hill country's newest resort will be open for business January 22nd.

Montirob, developers are required to maintain at least 20% of the land being developed for open space/park areas. It isn't required to be in the parking lot area of any development. New trees were planted in rows throughout the parking lot to reduce heat and for aesthetic purposes.
