Does everything you've seen there fit your price point? Are public schools important? Do you object to airplane noise?

IMO, it's hard to go wrong with just about any neighborhood in that area, but there are different price points and different school attendance areas there. Plus there are several neighborhoods there in the flight path of Runway 30R at San Antonio International.

Our budget is $200,000 to about $320,000

The airport and school districts doesn't really matter to us.

There's a ton available in that price range in that area. How many homes has your Realtor shown you? I'm sure you'll be able to find something.

Then I'd say Bluffview at Camino Real and Walker Ranch would be good choices if you want a home in a gated neighborhood built in the last 10 years. Vista Del Norte and Hidden Forest are a bit older, but both have community centers and are still nice in that price range.

If you want something gated, closer to 1604 and nearer to the top of that price range, the many Deerfield neighborhoods would be a good choice.

Really, it's hard to go wrong in that area and at that price range if you stay north of Wurzbach.

I can say from first-hand experience that the Deerfield neighborhoods (Deerfield, Woods of, Fountains at, ...) are not under the flight path. Some of the houses are over your price range, but where you are you can find a good place to live pretty much anywhere in the area, but like another person said it's hard to go wrong there. For what it's worth, air traffic is still high enough so that it hardly makes any noise.

Having lived in that area for over six years I can say it is a great place to live - as long as you don't want new. The two best are Deerfield if you don't want to be under the flightplan and don't mind smaller lots or Vista del Norte if you don't mind the flight noise and want larger lots. My parents built a home in Vista del Norte back in 1999 and absolutely love it. Nearly all custom homes (except for the Pulte section in the far back built about 5-6 years ago. The lots are huge with some very nice large custom homes. You can't go wrong in either area - and there are currently some nice houses for sale in there. Before we settled on going with a new home we were considering both of those communities.

Since the focus of the thread seems to be North Central neighborhoods, I just edited its title for clarity and to make it easier for others looking in the same area to find later.

Churchill Estates, Walker Ranch, Deerfield, Inwood, Oakwood, The Vineyard and the Shavano Park area. You might want to take in to consideration HOA dues, some areas are alot higher than others. My parents own in the Bluffs of Walker Ranch. I'm not crazy about it because it's not gated and there is no community pool, while it is on the flight plan I don't notice the planes unless I'm outside, I guess it's just something you get used to.
