Default No New Real Estate Listings?

Due to my interest in local real estate (I may be a buyer someday), I've been receiving email listings from an agent for the past year and a half. Even in the off-season, I've received upwards of ten new listings a day (for a certain section of central SA, and the NW side between 410 and 1604, price range 100-250,000).

Last week I got about three per day, and I haven't received one single new listing since last Friday! I can understand that people won't want to list, because regardless of what realtors say, SA is NOT different and sellers may be hesitant in this market, but it seems like such an abrupt chop off to me to have NONE. What else could be going on?

Real estate people have told me that the 4th quarter is traditionally the slowest for residential real estate. It's the time of year when agents take vacations. The 4th quarter began one week ago today.

Great, thanks. I've become addicted to seeing the listings, and miss them!

I get listings for houses up to $200,000 from areas in 78201, 78212, and 78209. They're still coming, every day.

Thanks. I'll have to check. I get listings from two realtor acquaintances (some of the listings overlap), but all have stopped completely.

4Q is also a slow time for military moves.

Default Change in MLS systems

Hi,

the no listing received recently from your Realtor is more than likely a change in the MLS system that all Realtors are experiencing right now. The old system was removed in the beggining of October and previous clients were wiped out in the new system along with automatic email listings. More than likely your Realtor(s) hasn't set you up in the new system yet or don't know how to use it. There are still new listings out there, they just need to know how to use the new system correctly.

Yes, a systemic change might make sense. I get my MLS listings forwarded from the SA-Express. It seems that I've been getting an equal amount--perhaps even more than usual--including some pretty nice houses.

You are absolutly correct. As of October 1st our old MLS system is gone. We have a great new system for sending clients listings. It is very user friendly and lets you do a lot of things with the listings that are sent to you.
