Joli is on a distinguished road
The development will be off of Babcock Road just outside of 1604. It will be between 1604 and Kyle Seale. Lot sizes from 1/2 to 3 acres, priced from 120,000 to 250,000 based on size, soil and view. Minimum building size is 2800 square feet. The streets have not been cut yet. Will be a very high end neighborhood and all the houses will be on septics.

Sounds pretty sharp to me. I've actually been really impressed with the Hill country, it's really quite impressive up there, especially at night.

No, I did not put my name on the reservation list. I am not interested in paying RE taxes on the price house that will be built in the sub-division. There will only be 240 houses, so the cost to maintain the grounds through a HOA will be expensive also. If I wanted a 600K - 700k house, I could have one built in "The Reserve" at Sonoma Ranch. This house would also be in the hills with a nice city view.

I like my short commute and may just stay where I am and invest any
"extra" money in developing my 12 acres in the rolling hills of Central Texas. The Serbin area is really pretty and not congested. My real estate taxes were $22.00 last year on the 12 acres in Lee county!

Check out www.trrn.com and look in South Central Texas. Try counties like
Fayette, Lee, Washington, Austin, Colorado. Just keep in mind these counties are not convenient to San Antonio. Most are 1 1/2+ hour drive
from San Antonio.

Just up Babcock, about a mile up from where Kyle Seale hits it there's a small community of 16 lots between 2 and 8 acres being built by Fortaleza (there's no website). I think there are 3 lots left, the land is going for something like $50k an acre as I vaguely recall. I'd be more inclined to buy there rather than a larger subdivision. The cost of maintaining one short street won't be nearly as bad as one with 240 homes even if it's only 16 homes supporting it. It's also more isolated, personal preference I supose.
