What are your opinions on these subdivisions? Which ones do you feel have less crime, are quieter, and have a better outlook for the future? The house prices seem to be fairly similar, and $80,000-$100,000 houses can be found in all the areas I listed (some a little easier than other of course).

Thanks

I lived in Briarwick almost 15 years ago. I think the closer you are to Wetmore/Bulverde, the nicer the houses are and the farther away from areas that tend to flood. I lived there during the October 1998 flood and my house didn't get any water, but houses on the main street of the subdivision, off of Classen, were flooded.

I know a few people who lived in High Country and it was really pretty nice several years ago. I haven't been in that area lately. Just from driving through Woodstone and comparing to the others, I would not recommend it.

I just looked at the HOA website for Stone Valley, which is located outside 1604. It is not that close to the other areas you listed so I'm wondering if it is the right subdivision. Since it is in the Stone Oak area, I'm sure it is newer, so the homes would be in better shape, but you have to deal with all of that Stone Oak traffic.

If I had to choose and didn't mind the growing pains, I would go with Stone Valley for the area with the best future outlook.

My mistake.

I meant Stoneridge. Not Stone Valley. I actually don't think I would like that area due to being directly in line with the flight path. Sure I might be able to get accustomed to it in time, but why?

Thanks for the tip on the flood zone area. I didn't know that.

Before I moved to Briarwick, I was choosing between it and Stoneridge. At that time, Briarwick seemed like a nicer neighborhood with houses in better condition. I haven't been in Stoneridge since that time (1996), so I don't know how it looks now.

I don't think I could afford houses in High Country at that time, so I am guessing that they are nicer than those in Briarwick.

You are going to hear planes in any of those areas, but probably more so in Stoneridge. I live in Longs Creek now and we have plane noise, but I have gotten used to it. Also, if trains bother you, all the areas you listed except for probably Woodstone, would get the train noise. I've gotten used to that too, but sometimes if you are in a hurry it is a pain to have to wait for a train at a railroad crossing.

StoneRidge has on average smaller homes. Then Briarwick. High Country is pretty mixed. I grew up in Briarwick (92-00) and loved it. It is probably the best neighborhood as far as High Country, Vista, or Stoneridge. However it is the oldest and some of the homes (my mom's for instance) were build on a hill and the foundations cracked. If I were you I would look into Longs Creek, Eden or Knoll Creek. They have newer homes at around the same price as Briarwick. But "the Wick" is an excellent little community. They schooling is kind of ridiculous for elementary (stahl) and middle (driscoll) because both are no where near the neighborhood.
