According to this site, it is 31 May it looks like.

There are currently two homes for sale on my block, both placed on the market more than six months ago immediately after undergoing renovations. The asking price has been reduced on both from the original listing price, and both are priced below current Zillow.com estimated values. One of them is even priced below 2008 BCAD appraisal!
In light of all of this, it's going to be interesting to see what the 2009 BCAD proposed assessments look like.

These companies are there to offer you unbiased information because they and their sponsors stand to gain nothing in an inflated market.

Statistics is for those idiots with the big fancy college degrees. There is no room for that in this forum!

Zillow.com is 100% accurate. I know because I saw it on the internet.

That link says May 15 or as soon as possible after that date, which doesn't give you much time to file a protest by May 31. Looks like they give you 30 days after receipt of the appraisal.

They usually come out by early-mid April. However, you might not get one every year as I didn't get one once. A good back-up is their web site as they'll post the new figures about the same time.
I started the 2008 appraisal thread on 4/16/08:

Awesome. I'm looking forward to this after talking to a couple of coworkers that were in the same situation I'm in. The mortgage payment probably won't drop until next year anyway, but that's better than never.

S.A. home-price fall is biggest in decade

man, I hope so. I'm fully expecting BCAD to act as though it was a briliant year though. As I pile into their office with droves of like-minded, informal petitioners this year, I expect to be greeted by decorative wall art that lets me know my house has gone up respectably in value... perhaps 15% since this time last year... of course, selling it at their 'values' is quite another story.
