Default Land with City Views?

The wife and I have been looking for over a year for land that has a nice view of the city (think Crownridge views). We missed out on a few that we really liked as we found them a little too late. We are in Stone Oak now and are looking for land out of this area as the roads can't handle the explosive growth the area is seeing and will be seeing for some time.

At this time, we are on the reserve list at Terramont (www.terramonttx.com) and have a scheduled time to pick out a lot next month. We were able to go out there and look at the land last month but it is still in the very rough stages with no roads. We liked the area and there were areas with city views but from our limited time out there, it looked mostly like hill country views.

With this in mind, I'm wondering if anyone else knows of any additional areas where lots are or will be available with great city/skyline views. We are looking at anything from 1-2 acres and preferably around $200K. One major requirement is we DO NOT want to be locked in with any particular builder nor do we want a time frame to build. We don't plan on building for about 3 years.

So are there any up and coming neighborhoods I should look into? We really like the Kyle Sealy/1604 area or out I-10 toward Leon Springs.

This may be outside the box for you, but Highland Heights on the southeast side provide a beautiful view of the city.

A 2 story 5 bedroom, 2.5 bath 2850 sq. ft. goes for $153,900.

That paticular area is very safe and very middle class. Just a stones throw from all the new stores at Goliad and Military.

To get there you simply take 37 all the way to Military and exit heading eat on Military until you hit Alsbrook Dr., turn left and drive all the way until you get to Kate Schenck Ave. Then you'll be at there. And the view is beautiful, very "Makeout Point" like. You have a view of Downtown and the entire city from the hill.

Trust me, take a drive out there, you'll be blown away.

I also am on the list for TerraMont and plan on buying a lot on one of the ridges with views. I want about 2 acres for about 200k. It should be a very nice development. They sent me some sketches and details about the development.

You sound like us. We got all the info as well but I'm wondering when they will actually have some roads in out there. I know for a fact that several home builders are getting first crack at the lots on 4/21. Not real happy with that as I've was in contact with TerraMont (Bridlegate) before they even closed on this land. I guess we will see what they have when we get there. For $200-$250K for land only, it has to be THE PERFECT piece for us to buy.

I know most the builders are going for the smaller lots (1/2 acre) at the bottom to build spec houses on.

Where else are you looking at?

Lets hope the builders don't snag all the good ones.

As far as other areas we've looked, they included:

Sonoma Ranch - Houses are too close together and a lot of the land is owned by builders wanting you to use them for the home construction

Bridlegate/Cordillera/Anaqua Springs - Too far out of city limits

Toll Bros on Kyle Seale - Limited home choices and they wanted to start building too soon.

With the increased activity on that 1604/I-10 area, there seems to be land with views coming up pretty frequently. The only problem is most of these tracts are being bought by companies like Pulte who sell you the land and you must use them to build the home. Yuck! We DO NOT want our house 12ft from the neighbors home. We would like some breathing room and to pick our own builder as well. So far, TerraMont is the best we have seen so far.

How about you? Have you looked anywhere else?

I agree, I did not want to drive up the hill to get me house where all the house are very close to each other. The builders that have lots left have tripled their prices in the last few months.

I grew up in Asheville, NC and lived 15 years in Charlotte, NC. We owned a real estate company there for several years. What a pretty place!

Check out postoakdevelopment.com and look at Cresta Bella. It is near Crownridge and will have outstanding city views, but don't know when they are starting to build. You might want to also try Dominion or Highlands Ranch. These hoods are both out I-10 and I know some of the lots have outstanding city views, just not sure what is still available.
